Cardel Life­styles is an­nounc­ing the launch of Cranston Place, a new multi-fam­ily de­vel­op­ment in the south­east com­mu­nity of Cranston.

“We are very ex­cited about this lo­ca­tion,” says Tim Lo­gel, pres­i­dent and part­ner at Cardel Life­styles.

“It’s right next door to the Cranston Mar­ket, 10 min­utes to the Bow River in Fish Creek Park and just a few min­utes walk to the new South Health Cam­pus.”

Lo­gel says that lo­ca­tion is a pri­mary con­sid­er­a­tion when it comes to the pur­chase of mul­ti­fam­ily homes.

“We know that for mul­ti­fam­ily home buy­ers, it is all about es­tab­lished well-planned neigh­bour­hoods,” he says. “Peo­ple want shop­ping and re­cre­ation close by and they want the walk­a­bil­ity fac­tor.”

The an­nounce­ment of the de­vel­op­ment comes on the heels of some heart­en­ing real es­tate fig­ures.

Af­ter years of slowed growth and sales, Au­gust’s numbers are up. The growth in the mul­ti­fam­ily sec­tor is strong and grow­ing stronger.

Condo sales in the un­der $200,000 cat­e­gory have grown sub­stan­tially in 2011, says the Cal­gary Real Es­tate Board. There were 834 condo sales be­low $200,000 this year, up from 596 for the same pe­riod in 2010.

Lo­gel is con­fi­dent — more so than he has been in four years.

“Cus­tomers are forg­ing ahead be­cause of at­trac­tive in­ter­est rates,” he says. “I be­lieve that the mid to long-term prospects for pros­per­ity in Al­berta look pos­i­tive — and this bodes well for consumer in­ter­est in hous­ing of all kinds.”

With its lock-and-go life­style, there is no doubt that condo liv­ing ap­peals to a broad spec­trum of home­buy­ers — from empty nesters want­ing to down­size to first-time home­buy­ers.

“What multi-fam­ily home buy­ers are look­ing for is value and qual­ity,” says Lo­gel.

Build­ing on Cardel’s suc­cess in Panorama West in Panorama Hills and Prest­wick Place in McKen­zie Towne, Cranston Place will of­fer three 48-unit, apart­ment-style con­do­minium build­ings over four floors and 42 town­homes of three bed­rooms each.

Condo sales have been steady since the de­vel­op­ment opened May 1. To date, more than half of the units have sold.

Just like at Panorama West, buy­ers at Cranston Place will have four con­do­minium mod­els and two town­home mod­els to choose from.

Upon fi­nal build-out, Cranston in south­east Cal­gary will have about 21,000 res­i­dents — that’s dou­ble the num­ber now.

The de­vel­op­ment will have 6,950 res­i­den­tial units con­sist­ing of 5,600 sin­gle-fam­ily and 1,350 mul­ti­fam­ily homes.

Cranston of­fers res­i­dents the use of a 21,000-square-foot pri­vate res­i­dents fa­cil­ity. — and as a re­sult, the Panorama, a two-bed­room in­side unit and the most pop­u­lar model, will be tweaked and re­branded as the Cranston.

The de­sign is bright and open and of­fers 897 square feet of func­tional space.

Al­le­vi­at­ing the stress of down­siz­ing, buy­ers have the op­tion in this model of adding ex­tra cabi­nets and counter space to ac­com­mo­date all of their ex­tra dishes and kitchen ap­pli­ances. “It’s per­fect,” says Brad Lo­gel. “Of­ten, space and stor­age is one of the big­gest chal­lenges when empty nesters take the plunge into a smaller space.”

Cranston Place will also be of­fer­ing two slightly larger two-bed­room mod­els, along with a one-bed­room de­sign with walk-in closet and en­suite ex­hibit­ing an eff icient use of space that takes max­i­mum ad­van­tage of the 624-square-foot floor plan.

Con­struc­tion on the town­homes is slated to be­gin in the next few months, with the apart­ment-style con­dos break­ing ground in the spring of 2012.

En­hanc­ing the mixed-use na­ture of the de­vel­op­ment, nu­mer­ous re­tail of­fer­ings are just mo­ments away in the Cranston Mar­ket, in­clud­ing restau­rants, gro­cery stores and ser­vices.

The new South Health Cam­pus is also lo­cated close by.
