Cranston Place offers range of units
Cardel Lifestyles is announcing the launch of Cranston Place, a new multi-family development in the southeast community of Cranston.
“We are very excited about this location,” says Tim Logel, president and partner at Cardel Lifestyles.
“It’s right next door to the Cranston Market, 10 minutes to the Bow River in Fish Creek Park and just a few minutes walk to the new South Health Campus.”
Logel says that location is a primary consideration when it comes to the purchase of multifamily homes.
“We know that for multifamily home buyers, it is all about established well-planned neighbourhoods,” he says. “People want shopping and recreation close by and they want the walkability factor.”
The announcement of the development comes on the heels of some heartening real estate figures.
After years of slowed growth and sales, August’s numbers are up. The growth in the multifamily sector is strong and growing stronger.
Condo sales in the under $200,000 category have grown substantially in 2011, says the Calgary Real Estate Board. There were 834 condo sales below $200,000 this year, up from 596 for the same period in 2010.
Logel is confident — more so than he has been in four years.
“Customers are forging ahead because of attractive interest rates,” he says. “I believe that the mid to long-term prospects for prosperity in Alberta look positive — and this bodes well for consumer interest in housing of all kinds.”
With its lock-and-go lifestyle, there is no doubt that condo living appeals to a broad spectrum of homebuyers — from empty nesters wanting to downsize to first-time homebuyers.
“What multi-family home buyers are looking for is value and quality,” says Logel.
Building on Cardel’s success in Panorama West in Panorama Hills and Prestwick Place in McKenzie Towne, Cranston Place will offer three 48-unit, apartment-style condominium buildings over four floors and 42 townhomes of three bedrooms each.

Condo sales have been steady since the development opened May 1. To date, more than half of the units have sold.
Just like at Panorama West, buyers at Cranston Place will have four condominium models and two townhome models to choose from.

Upon final build-out, Cranston in southeast Calgary will have about 21,000 residents — that’s double the number now.
The development will have 6,950 residential units consisting of 5,600 single-family and 1,350 multifamily homes.
Cranston offers residents the use of a 21,000-square-foot private residents facility. — and as a result, the Panorama, a two-bedroom inside unit and the most popular model, will be tweaked and rebranded as the Cranston.
The design is bright and open and offers 897 square feet of functional space.
Alleviating the stress of downsizing, buyers have the option in this model of adding extra cabinets and counter space to accommodate all of their extra dishes and kitchen appliances. “It’s perfect,” says Brad Logel. “Often, space and storage is one of the biggest challenges when empty nesters take the plunge into a smaller space.”
Cranston Place will also be offering two slightly larger two-bedroom models, along with a one-bedroom design with walk-in closet and ensuite exhibiting an eff icient use of space that takes maximum advantage of the 624-square-foot floor plan.
Construction on the townhomes is slated to begin in the next few months, with the apartment-style condos breaking ground in the spring of 2012.
Enhancing the mixed-use nature of the development, numerous retail offerings are just moments away in the Cranston Market, including restaurants, grocery stores and services.
The new South Health Campus is also located close by.
