Meritage aimed at first-time homebuyers
The Meritage is the Niklas Group’s latest foray into multi-family, inner-city living. The project is a collection of eight ultra-modern single- and multi-level units in the heart of south Calgary.
“We wanted to create a really great price point for the first-time homebuyer,” says Tyler Scott, sales and marketing manager for the Niklas Group. The one-bedroom homes are priced without a parking stall starting at $249,900.
“We just wanted to make it easier to qualify, but if buyers want they can still have that (parking) option, they would just add $20,000 to the price,“says Scott.
One parking stall is included in the price of all two- bedroom homes.
The homes recently launched and, so far, the response has been positive, says Scott.
“Everyone loves the finishes,” he says. “Plus, they are really surprised with the second-floor, two-storey, twobedroom units — essentially, they are just like townhomes.”
The Meritage’s three-storey concrete building design is angular and clean-lined, with the first floor dedicated to four one bedroom homes, each with a separate outdoor patio.
The two north-facing units have their own street entrance.
“It works really well for someone with a dog — they can just walk out their own front door,” says Scott.
The one-bedroom units range from 587 to 630 square feet. “They are a good size. You can fit everything in — a dining table, a TV, a living area. It’s a very efficient design,” says Scott.
The second floor features four two-storey, townhome-style units that average 1,300 square feet and feature a double master configuration upstairs.
One of the master suites is slightly larger and offers a sizable alcove — perfect for an office or lounge area — and a walk out terrace.
The main level features a large kitchen with island and ample cabinets, a dining area and a living area with a walkout to a terrace.
It also has a half bath and plenty of storage under the stairs.
The designs feature excellent use of space and incorporate laminate flooring, coffered ceilings and quality finishes such as quartz countertops.
Units also have Whirlpool stainless steel appliances, including a gas stove top and tankless hot water heaters.
“A lot of people like that feature of having instant hot water on demand,” says Scott.
The neighbourhood is also a big selling feature, he says.
“There are lots of parks and 33rd Avenue is extremely popular with the pubs and restaurants and shops — and with 14th Street so close, it gives you direct access to 17th Avenue and downtown, getting you into work really quickly in the morning.”
Homes will be available for occupancy in early December.
