Mer­itage aimed at first-time home­buy­ers

The Mer­itage is the Nik­las Group’s lat­est foray into multi-fam­ily, in­ner-city liv­ing. The project is a col­lec­tion of eight ul­tra-modern sin­gle- and multi-level units in the heart of south Cal­gary.

“We wanted to cre­ate a re­ally great price point for the first-time home­buyer,” says Tyler Scott, sales and mar­ket­ing man­ager for the Nik­las Group. The one-bed­room homes are priced with­out a park­ing stall start­ing at $249,900.

“We just wanted to make it eas­ier to qual­ify, but if buy­ers want they can still have that (park­ing) op­tion, they would just add $20,000 to the price,“says Scott.

One park­ing stall is in­cluded in the price of all two- bed­room homes.

The homes re­cently launched and, so far, the re­sponse has been pos­i­tive, says Scott.

“Ev­ery­one loves the fin­ishes,” he says. “Plus, they are re­ally sur­prised with the sec­ond-floor, two-storey, twobed­room units — es­sen­tially, they are just like town­homes.”

The Mer­itage’s three-storey con­crete build­ing de­sign is an­gu­lar and clean-lined, with the first floor ded­i­cated to four one bed­room homes, each with a sep­a­rate out­door pa­tio.

The two north-fac­ing units have their own street en­trance.

“It works re­ally well for some­one with a dog — they can just walk out their own front door,” says Scott.

The one-bed­room units range from 587 to 630 square feet. “They are a good size. You can fit every­thing in — a din­ing ta­ble, a TV, a liv­ing area. It’s a very ef­fi­cient de­sign,” says Scott.

The sec­ond floor fea­tures four two-storey, town­home-style units that av­er­age 1,300 square feet and fea­ture a dou­ble mas­ter con­fig­u­ra­tion up­stairs.

One of the mas­ter suites is slightly larger and of­fers a siz­able al­cove — per­fect for an of­fice or lounge area — and a walk out ter­race.

The main level fea­tures a large kitchen with is­land and am­ple cabi­nets, a din­ing area and a liv­ing area with a walk­out to a ter­race.

It also has a half bath and plenty of stor­age un­der the stairs.

The de­signs fea­ture ex­cel­lent use of space and in­cor­po­rate lam­i­nate floor­ing, cof­fered ceil­ings and qual­ity fin­ishes such as quartz coun­ter­tops.

Units also have Whirlpool stain­less steel ap­pli­ances, in­clud­ing a gas stove top and tan­k­less hot water heaters.

“A lot of peo­ple like that fea­ture of hav­ing in­stant hot water on de­mand,” says Scott.

The neigh­bour­hood is also a big sell­ing fea­ture, he says.

“There are lots of parks and 33rd Av­enue is ex­tremely pop­u­lar with the pubs and restau­rants and shops — and with 14th Street so close, it gives you di­rect ac­cess to 17th Av­enue and down­town, get­ting you into work re­ally quickly in the morn­ing.”

Homes will be avail­able for oc­cu­pancy in early De­cem­ber.
