His com­pany’s first project is Venezie at Ste­wart Creek in Three Sis­ters Moun­tain Vil­lage.

The 32-unit town­house de­vel­op­ment is to be constructe­d to Built­green plat­inum stan­dards — which means they will be very en­er­gy­ef­fi­cient.

Lo­cated on a hectare of land on Ste­wart Creek Rise — off the traf­fic cir­cle on the road to the Ste­wart Creek golf course — Venezie con­sists of seven four­plexes and two pairs of du­plexes, all with an alpine theme and priced to match the cur­rent mar­ket­place.

There are four mod­els: the Veneto, Um­bria, Lazio and Abrezzo. The “fam­ily-sized” homes range from 1,800 to slightly more than 2,000 square feet and are on four lev­els. They are priced from $696,000 to $778,000.

A pair of show homes based on the Lazio floor plan is open to the pub­lic. One side shows the stan­dard spec­i­fi­ca­tions, while the other side is loaded with op­tions.

“In­side and out, the homes at Venezie re­flect an hon­est com­mit­ment to the tenets of ex­tra­or­di­nary ar­chi­tec­ture, in­no­va­tive de­sign and su­pe­rior crafts­man­ship — and all guided by our com­mit­ment to the high­est stan­dards of green,” says Ko­cian.

Buy­ers in to­day’s mar­ket­place are look­ing for value. Good looks and price are im­por­tant — but bang for the buck is vi­tal.

Ko­cian of­fers that through the level of en­ergy ef­fi­ciency at Venezie.

“All of Venezie’s en­ergy-ef­fi­ciency mea­sures add up to sig­nif­i­cant cost sav­ings,” he says.

“That’s why we de­sign and build our homes with all the green fea­tures they need.

“There will be no need to call con­trac­tors back for ad­dons and retrofits — no ex­tra costs to get their homes even greener. Once they move in, they can sim­ply start liv­ing.”

Venezie is the only town­house project be­ing built in Three Sis­ters Moun­tain Vil­lage, says Ko­cian.

At a re­cent open house, there was a high level of in­ter­est from po­ten­tial pur­chasers.

“Peo­ple are still buy­ing, but they’re be­ing care­ful about it,” he says. “If you build the right prod­uct at a price peo­ple can ap­pre­ci­ate, it will sell.”
