His company’s first project is Venezie at Stewart Creek in Three Sisters Mountain Village.
The 32-unit townhouse development is to be constructed to Builtgreen platinum standards — which means they will be very energyefficient.
Located on a hectare of land on Stewart Creek Rise — off the traffic circle on the road to the Stewart Creek golf course — Venezie consists of seven fourplexes and two pairs of duplexes, all with an alpine theme and priced to match the current marketplace.
There are four models: the Veneto, Umbria, Lazio and Abrezzo. The “family-sized” homes range from 1,800 to slightly more than 2,000 square feet and are on four levels. They are priced from $696,000 to $778,000.
A pair of show homes based on the Lazio floor plan is open to the public. One side shows the standard specifications, while the other side is loaded with options.
“Inside and out, the homes at Venezie reflect an honest commitment to the tenets of extraordinary architecture, innovative design and superior craftsmanship — and all guided by our commitment to the highest standards of green,” says Kocian.
Buyers in today’s marketplace are looking for value. Good looks and price are important — but bang for the buck is vital.
Kocian offers that through the level of energy efficiency at Venezie.
“All of Venezie’s energy-efficiency measures add up to significant cost savings,” he says.
“That’s why we design and build our homes with all the green features they need.
“There will be no need to call contractors back for addons and retrofits — no extra costs to get their homes even greener. Once they move in, they can simply start living.”
Venezie is the only townhouse project being built in Three Sisters Mountain Village, says Kocian.
At a recent open house, there was a high level of interest from potential purchasers.
“People are still buying, but they’re being careful about it,” he says. “If you build the right product at a price people can appreciate, it will sell.”
