Lesson learned at University
Windows light University City
Here’s a lesson being taught at University City: big windows that pour natural light in all the main rooms of a condo show suite help attract buyers.
Unit four is a 563-square-foot apartment in the third building of the Brentwood development.
The suite includes two bed- rooms and one bathroom in a layout well-suited for young professional roommates. The larger of the two bedrooms and the living room both feature a full wall of windows, pouring natural light throughout both spaces.
The windows combine insulated prefinished aluminum panels and low-e glazing.
Low E stands for emissivity, a measure of heat loss.
Sliding glass doors in the living room provide access to a spacious balcony, which offers an ideal area for entertaining a guest or enjoying the view while sipping a morning coffee.
Balconies in the building are at least five square meters and contain clear, tempered glazing and aluminum guardrails.
The bedrooms feature a European-inspired, spaceefficient closet organizer.
Laminate flooring covers both bedrooms, the hallway and living room.
Ceilings in the unit are spray textured — except in the bathroom, where the ceilings are dropped gypsum board and bulkheads with a mechanical system for cooling ducts, heating and exhaust.
Through an open-concept floor plan, the living room connects to a spacious Vshaped kitchen.
The kitchen boasts gener- ous cabinet space and six Energy Star appliances. Other appliances included in the unit are a front-load washer and dryer.
One bedroom opens into the living room and kitchen space, while the other bedroom is adjacent to the bathroom.
The bathroom includes a combined bathtub and shower unit.
Each unit in the 11-storey building comes with a park- ing stall.
The building includes amenities such as a fitness facility, bicycle storage and a meeting room.
In total, University City will
include four buildings.
