Karma fulfils design destiny
Model combines open space with some separation
This new show home is a bit of a chameleon. Within the Karma floor plan’s main living space, the open-concept design manages to maintain some elements of separation.
A central column provides a visual break between the great room and the kitchen, all the while maintaining views from the great room to the dining room, and from the dining room to the kitchen.
The Karma is one of three floor plans in Mint, a new townhome development by Jayman modus in New Brighton in the city’s southeast.
The three-bedroom Karma comes in configurations ranging from 1,625 to 1,662 square feet.
The other two plans are Bliss — which contains three bedrooms within a floor plan of slightly more than 1,500 square feet — and Serendipity, a twobedroom plan at slightly more than 1,200 square feet.
The show suite offers the warm richness of hand-scraped maple hardwood, tile and shag carpet flooring.
From the front foyer, walk up a few steps onto the main floor, where a coat closet is found to the right. A turn to the left leads to the great room, a sunny room with large main windows and a second set on the side of this corner unit.
The window cantilever bumps out some extra space in the middle of the floor for a little more elbow room. A reading chair helps visitors imagine making the most of this extra natural light and space.
Much of the great room has a view to the back of the unit, where the dining area is set up.
This dining area is filled with light from windows on the side of the house as well as from the glass door and window looking out onto the back balcony. There is room for a bistro table or a barbecue on that balcony.
A peninsula island with a granite top separates the dining area from the kitchen without cutting off the view.
The island has an extended eating bar with seating for three under modern pendant lighting.
The kitchen extends the extra distance of the balcony, creating a bit of an alcove with the sink in front of the window and the stove and refrigerator to the right.
From the kitchen, there is a short hall with a powder room and the coat closet.
On the landing midway up the stairs to the upper level is a halfdoor. It leads to a lit crawl space for storage in the space above the covered front entrance.
At the top of the stairs is the stacked laundry in a closet. To the left is a short hallway, with the master bedroom at the front of the house.
It has plenty of natural light, again from the main window with extra from the side window. The walk-in closet has a window, too, from the front of the home.
A separate door leads to the master ensuite, a three-piece bathroom with a raised rectangular sink, shower and a wallmounted medicine cabinet.
The hall leads past the main four-piece bathroom to the left, and to the two secondary bedrooms at the back of the home.
They come with excellent closet space. The ground floor features a two-car garage with room for a den.
