Model com­bines open space with some sep­a­ra­tion

This new show home is a bit of a chameleon. Within the Karma floor plan’s main liv­ing space, the open-con­cept de­sign man­ages to main­tain some el­e­ments of sep­a­ra­tion.

A cen­tral col­umn pro­vides a vis­ual break be­tween the great room and the kitchen, all the while main­tain­ing views from the great room to the din­ing room, and from the din­ing room to the kitchen.

The Karma is one of three floor plans in Mint, a new town­home devel­op­ment by Jay­man modus in New Brighton in the city’s south­east.

The three-bed­room Karma comes in con­fig­u­ra­tions rang­ing from 1,625 to 1,662 square feet.

The other two plans are Bliss — which con­tains three bed­rooms within a floor plan of slightly more than 1,500 square feet — and Serendip­ity, a twobed­room plan at slightly more than 1,200 square feet.

The show suite of­fers the warm rich­ness of hand-scraped maple hard­wood, tile and shag car­pet floor­ing.

From the front foyer, walk up a few steps onto the main floor, where a coat closet is found to the right. A turn to the left leads to the great room, a sunny room with large main win­dows and a sec­ond set on the side of this cor­ner unit.

The win­dow can­tilever bumps out some ex­tra space in the mid­dle of the floor for a lit­tle more el­bow room. A read­ing chair helps vis­i­tors imag­ine mak­ing the most of this ex­tra nat­u­ral light and space.

Much of the great room has a view to the back of the unit, where the din­ing area is set up.

This din­ing area is filled with light from win­dows on the side of the house as well as from the glass door and win­dow look­ing out onto the back bal­cony. There is room for a bistro ta­ble or a bar­be­cue on that bal­cony.

A penin­sula is­land with a gran­ite top sep­a­rates the din­ing area from the kitchen with­out cut­ting off the view.

The is­land has an ex­tended eat­ing bar with seat­ing for three un­der mod­ern pen­dant light­ing.

The kitchen ex­tends the ex­tra dis­tance of the bal­cony, cre­at­ing a bit of an al­cove with the sink in front of the win­dow and the stove and re­frig­er­a­tor to the right.

From the kitchen, there is a short hall with a pow­der room and the coat closet.

On the land­ing mid­way up the stairs to the up­per level is a half­door. It leads to a lit crawl space for stor­age in the space above the cov­ered front en­trance.

At the top of the stairs is the stacked laun­dry in a closet. To the left is a short hall­way, with the master bed­room at the front of the house.

It has plenty of nat­u­ral light, again from the main win­dow with ex­tra from the side win­dow. The walk-in closet has a win­dow, too, from the front of the home.

A sep­a­rate door leads to the master en­suite, a three-piece bath­room with a raised rec­tan­gu­lar sink, shower and a wall­mounted medicine cab­i­net.

The hall leads past the main four-piece bath­room to the left, and to the two sec­ondary bed­rooms at the back of the home.

They come with ex­cel­lent closet space. The ground floor features a two-car garage with room for a den.
