South­west flexes its mus­cles

South­west Cal­gary topped the city in condo re­sale ac­tiv­ity dur­ing Oc­to­ber to De­cem­ber — dou­ble that of the city’s north­west, which was the sec­ond busiest quad­rant, says the Cal­gary Real Es­tate Board.

The board’s Zone C, which roughly cov­ers the south­west, saw 708 con­dos change hands dur­ing the fourth quar­ter of 2012.

Dur­ing the same pe­riod in 2011, the zone also had the high­est sales to­tals in the city at 612 deals.

The zone also out­paced the city in av­er­age sale price dur­ing the last three months of 2012 at $335,701. Much of Zone C’s busy fi­nal quar­ter of 2012 came thanks to a com­mu­nity that led the city in sales dur­ing that span.

Con­naught had 63 deals at an av­er­age price of $335,928. This com­mu­nity is in the city’s Belt­line District.

Other busy com­mu­ni­ties in Zone C in­cluded 55 sales in Vic­to­ria Park and 31 sales in lower Mount Royal. Dur­ing this time, Zone C’s in­ven­tory lev­els reached 519 units.

The sec­ond high­est sales ac­tiv­ity was in Zone A, which roughly cov­ers the city’s north­west, with 354 deals. Most of those sales came from the com­mu­ni­ties of Panorama Hills at 23, Rocky Ridge Ranch at 21 and Bridge­land at 20.

Con­dos in Zone A were the sec­ond prici­est in the city with an av­er­age price of $294,262. There was an in­ven­tory of 209 units dur­ing this time.

The city’s east side logged the low­est sales be­tween Oc­to­ber and De­cem­ber. Zone D, which roughly trans­lates to south­east Cal­gary, had 138 sales dur­ing the fourth quar­ter of 2012.

Th­ese homes sold for an av­er­age price of $272,773. McKen­zie Towne, which was master-planned by veteran de­vel­oper Brook­field Res­i­den­tial Prop­er­ties, logged 38 trans­ac­tions, which was the high­est in the zone. Other south­east com­mu­ni­ties with an ac­tive fi­nal three months to 2012 in­cluded 13 in Lake Bon­av­ista and 10 in Cranston.

Zone B, which roughly cov­ers north­east Cal­gary, saw 79 sales last quar­ter. Th­ese con­dos changed hands for an av­er­age price of $171,360. Marl­bor­ough Park led the zone in sales dur­ing this time with eight deals.
