Southwest flexes its muscles
Southwest Calgary topped the city in condo resale activity during October to December — double that of the city’s northwest, which was the second busiest quadrant, says the Calgary Real Estate Board.
The board’s Zone C, which roughly covers the southwest, saw 708 condos change hands during the fourth quarter of 2012.
During the same period in 2011, the zone also had the highest sales totals in the city at 612 deals.
The zone also outpaced the city in average sale price during the last three months of 2012 at $335,701. Much of Zone C’s busy final quarter of 2012 came thanks to a community that led the city in sales during that span.
Connaught had 63 deals at an average price of $335,928. This community is in the city’s Beltline District.
Other busy communities in Zone C included 55 sales in Victoria Park and 31 sales in lower Mount Royal. During this time, Zone C’s inventory levels reached 519 units.
The second highest sales activity was in Zone A, which roughly covers the city’s northwest, with 354 deals. Most of those sales came from the communities of Panorama Hills at 23, Rocky Ridge Ranch at 21 and Bridgeland at 20.
Condos in Zone A were the second priciest in the city with an average price of $294,262. There was an inventory of 209 units during this time.
The city’s east side logged the lowest sales between October and December. Zone D, which roughly translates to southeast Calgary, had 138 sales during the fourth quarter of 2012.
These homes sold for an average price of $272,773. McKenzie Towne, which was master-planned by veteran developer Brookfield Residential Properties, logged 38 transactions, which was the highest in the zone. Other southeast communities with an active final three months to 2012 included 13 in Lake Bonavista and 10 in Cranston.
Zone B, which roughly covers northeast Calgary, saw 79 sales last quarter. These condos changed hands for an average price of $171,360. Marlborough Park led the zone in sales during this time with eight deals.
