Grey­stone of­fers thoughtful unit within Red­stone

The Grey­stone floor plan gar­ners a lot of at­ten­tion from po­ten­tial buy­ers — and for good rea­son.

This tidy two-storey du­plex by Pace­set­ter by Ster­ling Homes of­fers a 1,213-square-foot unit with three bed­rooms.

The lay­out doesn’t waste a square foot and, more­over, its thoughtful place­ment of stub walls, along with a cen­tral stair­case, adds def­i­ni­tion to the open-con­cept main floor.

The Grey­stone is one of five du­plex floor plans rang­ing from about 1, 200 to 2,000 square feet by Pace­set­ter by Ster­ling Homes in the new north­east com­mu­nity of Red­stone.

The neigh­bour­hood is un­der de­vel­op­ment by Qual­ico Com­mu­ni­ties.

The Grey­stone is the small­est of the floor plans, yet it doesn’t com­pro­mise on its warmth.

The show home is on a cor­ner lot, of­fer­ing the builder the op­por­tu­nity to add a side ve­randa that ex­tends the reach of the stan­dard front ve­randa.

There is now space for two views, or a porch party that can spread out around the cor- ner. The cov­ered ve­randa also adds ap­peal to the look of the home’s ex­te­rior.

En­ter­ing the home from the front door, a short stub wall sep­a­rates the en­trance foyer from the great room.

A built-in seat with a flip­top is lo­cated be­hind the front door, next to the closet, of­fer­ing a con­ve­nient place to sit down and take off shoes while stor­ing items out of sight. A win­dow also brings in more nat­u­ral light to the en­trance.

The great room looks out over the front ve­randa, and the large win­dows pro­vide lots of nat­u­ral light.

The cen­tral stair­case, which turns into the mid­dle of the main floor, helps define the great room’s space with open rail­ings that help main­tain the sight lines through to the back of the home.

A spa­cious din­ing area takes the cen­tre space of the home, with a side win­dow pro­vid­ing nat­u­ral light.

The kitchen is U-shaped at the back of the home, with a great view above the dou­ble un­der­mount stain­less-steel sink to the back­yard.

The dark gran­ite coun­ter­top has a flush ex­ten­sion, giv­ing seat­ing room for three or four. Dark, five-panel cab­i­nets in wood of­fer good space for kitchen needs.

The back­splash, con­sist­ing of thin hor­i­zon­tal, rec­tan­gu­lar and square me­tal tiles, com­ple­ments the stain­less steel ap­pli­ance pack­age and the wood floor­ing and cab­i­nets.

An arch next to the kitchen opens into the back foyer, which of­fers space for a pow­der room, coat closet, cor­ner broom closet and a large closet for full-sized laun­dry ap­pli­ances.

The back door leads out to an op­tional wood deck, and gives ac­cess to the detached two-car garage.

The du­plexes in the first phase come with a detached two-car garage. The homes in sub­se­quent phases come with park­ing pads and the op­tion to build a garage.

Up­stairs, the sec­ond floor is ef­fi­ciently di­vided into a large mas­ter bed­room at the front of the home. It has sep­a­rate en­trances to the walk-in closet, which also fea­tures a small win­dow for nat­u­ral light, and the mas­ter en­suite.

The en­suite has a shiny back­splash, us­ing the rec­tan­gu­lar me­tal tiles fea­tured in the kitchen, above the sin­gle sink and banjo counter which ex­tends a shelf above the toi­let. The mas­ter en­suite also fea­tures an over­sized shower.

Across the land­ing from the stairs is the main bath­room, which fea­tures square me­tal tiles in its back­splash. This bath­room has a bath­tub with shower.

At the back of the home, over­look­ing the back­yard, are two sec­ondary bed­rooms with room for grow­ing chil­dren.
