Greystone offers thoughtful unit within Redstone
The Greystone floor plan garners a lot of attention from potential buyers — and for good reason.
This tidy two-storey duplex by Pacesetter by Sterling Homes offers a 1,213-square-foot unit with three bedrooms.
The layout doesn’t waste a square foot and, moreover, its thoughtful placement of stub walls, along with a central staircase, adds definition to the open-concept main floor.
The Greystone is one of five duplex floor plans ranging from about 1, 200 to 2,000 square feet by Pacesetter by Sterling Homes in the new northeast community of Redstone.
The neighbourhood is under development by Qualico Communities.
The Greystone is the smallest of the floor plans, yet it doesn’t compromise on its warmth.
The show home is on a corner lot, offering the builder the opportunity to add a side veranda that extends the reach of the standard front veranda.
There is now space for two views, or a porch party that can spread out around the cor- ner. The covered veranda also adds appeal to the look of the home’s exterior.
Entering the home from the front door, a short stub wall separates the entrance foyer from the great room.
A built-in seat with a fliptop is located behind the front door, next to the closet, offering a convenient place to sit down and take off shoes while storing items out of sight. A window also brings in more natural light to the entrance.
The great room looks out over the front veranda, and the large windows provide lots of natural light.
The central staircase, which turns into the middle of the main floor, helps define the great room’s space with open railings that help maintain the sight lines through to the back of the home.
A spacious dining area takes the centre space of the home, with a side window providing natural light.
The kitchen is U-shaped at the back of the home, with a great view above the double undermount stainless-steel sink to the backyard.
The dark granite countertop has a flush extension, giving seating room for three or four. Dark, five-panel cabinets in wood offer good space for kitchen needs.
The backsplash, consisting of thin horizontal, rectangular and square metal tiles, complements the stainless steel appliance package and the wood flooring and cabinets.
An arch next to the kitchen opens into the back foyer, which offers space for a powder room, coat closet, corner broom closet and a large closet for full-sized laundry appliances.
The back door leads out to an optional wood deck, and gives access to the detached two-car garage.
The duplexes in the first phase come with a detached two-car garage. The homes in subsequent phases come with parking pads and the option to build a garage.
Upstairs, the second floor is efficiently divided into a large master bedroom at the front of the home. It has separate entrances to the walk-in closet, which also features a small window for natural light, and the master ensuite.
The ensuite has a shiny backsplash, using the rectangular metal tiles featured in the kitchen, above the single sink and banjo counter which extends a shelf above the toilet. The master ensuite also features an oversized shower.
Across the landing from the stairs is the main bathroom, which features square metal tiles in its backsplash. This bathroom has a bathtub with shower.
At the back of the home, overlooking the backyard, are two secondary bedrooms with room for growing children.
