Ex­po­sure to sun­shine is known to pro­mote a pos­i­tive state of mind.

For house­hunters who smile when they’re in warm, bright places, there’s a new Side-by-Side home by Brook­field Homes in Auburn Bay.

The Lin­den is a 1,404-square-foot two-storey plan with three bed­rooms and two-anda-half bath­rooms. From a few steps through the front door, there’s a clear fo­cus on bright space.

Nat­u­rally, an open-con­cept plan helps sun­shine travel a bit fur­ther than it would in a more en­closed space.

With big win­dows on both sides of the main floor, and lim­ited bar­ri­ers be­tween the great room and the din­ing area and kitchen, this de­sign lets light travel. But it’s the ex­tra source of sun­shine that makes all the dif­fer­ence in this home.

Another touch that warms up the space is the rus­tic in­te­rior dec­o­rat­ing by noted Cal­gary de­signed Rochelle Cote. She uses warm greys and taupe tones to give set a cosy, fam­ily-friendly tone.

The main-floor lay­out starts with an ex­pan­sive great room, with more than enough space for large fur­ni­ture and shelves. The back end of the floor sees a half bath­room on one side and the en­trance to the stair­well to the sec­ond floor on the other.

Just past the stair­case is a small desk for drop­ping off mail or for a child to work on home­work while the par­ents pre­pare din­ner.

The kitchen is L-shaped and boasts a stylish tile back­splash, along with stain­lesssteel ap­pli­ances and a cen­tre is­land with an eat­ing bar. There’s also a large cor­ner pantry.

The sink in the kitchen is next to a win­dow that faces the back­yard. Ad­ja­cent to the kitchen is a din­ing area, which is next to a tall rear­fac­ing win­dow.

The din­ing area is slightly off­set from the kitchen and its main wall works well as an ac­cent through ei­ther a paint colour or a nice art piece.

The sec­ond floor places the mas­ter bed­room on one end and the two sec­ondary bed­rooms on the other. The par­ents’ and kids’ rooms are sep­a­rated by a full bath­room and stairs to the main level.

The mas­ter bed­room is large, with one wall of­fer­ing ac­cess to a walk-in closet fol­lowed by a long, rect­an­gle­shaped en­suite. The en­suite in the show home has a soaker tub and sep­a­rate glassen­cased shower.
