Lo­ca­tion of units near Kens­ing­ton seen as big draw

A condo project tucked be­low McHugh Bluff in Sun­ny­side has now sold slightly more than 60 per cent of its 114 units.

Ven is a four-storey de­vel­op­ment a few blocks’ walk to the Kens­ing­ton shop­ping dis­trict.

“We are in the throes of ex­ca­va­tion and pour­ing foun­da­tions,” says Shane Styles, sales and mar­ket­ing man­ager for Bucci De­vel­op­ments Ltd. “In the sum­mer of 2015, we’ll be done build­ing.”

Lo­cated on 5th Av­enue N.W. be­tween 7th Street and 9A Street N.W., the project is close to Kens­ing­ton’s cafes, bou­tique shop­ping and restau­rants — of­fer­ing all the quiet of a res­i­den­tial neigh­bour­hood just steps from a vi­brant main dis­trict.

The de­vel­op­ment has 12 floor plans rang­ing from one-bed­room units to two-bed­rooms-plus-a-den mod­els.

Avail­able units in­clude mostly the A Plan — a one-bed­room, onebath­room op­tion with 645 square feet start­ing from $320,000 — and the B Plan, a 786-square-foot lay­out with one bed­room, two bath­rooms and a den start­ing from $405,000.

Buy­ers are at­tracted to the project be­cause of its lo­ca­tion — a walk­a­ble com­mu­nity that is close to a CTrain sta­tion, along with Cal­gary’s down­town, the river path­way sys­tem and McHugh Bluff.

“The No. 1 thing is Kens­ing­ton — the big­gest thing is the Ven lo- cation, peo­ple are telling us,” says Styles.

“It’s in Kens­ing­ton; it’s close to ev­ery­thing, but we’re in a quiet neigh­bour­hood. We have guys from the Belt­line com­ing to buy with us be­cause you get ev­ery­thing you want down­town, but it’s in a neigh­bour­hood. There are houses around you and you have a park next to you.”

Styles re­cently cre­ated a video of a “speaker’s cor­ner” ex­er­cise with buy­ers, ask­ing them to ex­plain what they val­ued about the project and the neigh­bour­hood.

“They said the minute they crossed the river, they felt miles away from down­town,” he says.

The sales cen­tre and show suite of the A Plan one-bed­room unit are lo­cated on the sec­ond floor of 306 10th St. N.W. above the new Mid­town Kitchen and Bar, which was for­merly Bro­ken Plate.

The sales cen­tre is open Mon­days to Thurs­days from noon to 6 p.m. and week­ends from noon to 5 p.m.
