Location of units near Kensington seen as big draw
A condo project tucked below McHugh Bluff in Sunnyside has now sold slightly more than 60 per cent of its 114 units.
Ven is a four-storey development a few blocks’ walk to the Kensington shopping district.
“We are in the throes of excavation and pouring foundations,” says Shane Styles, sales and marketing manager for Bucci Developments Ltd. “In the summer of 2015, we’ll be done building.”
Located on 5th Avenue N.W. between 7th Street and 9A Street N.W., the project is close to Kensington’s cafes, boutique shopping and restaurants — offering all the quiet of a residential neighbourhood just steps from a vibrant main district.
The development has 12 floor plans ranging from one-bedroom units to two-bedrooms-plus-a-den models.
Available units include mostly the A Plan — a one-bedroom, onebathroom option with 645 square feet starting from $320,000 — and the B Plan, a 786-square-foot layout with one bedroom, two bathrooms and a den starting from $405,000.
Buyers are attracted to the project because of its location — a walkable community that is close to a CTrain station, along with Calgary’s downtown, the river pathway system and McHugh Bluff.
“The No. 1 thing is Kensington — the biggest thing is the Ven lo- cation, people are telling us,” says Styles.
“It’s in Kensington; it’s close to everything, but we’re in a quiet neighbourhood. We have guys from the Beltline coming to buy with us because you get everything you want downtown, but it’s in a neighbourhood. There are houses around you and you have a park next to you.”
Styles recently created a video of a “speaker’s corner” exercise with buyers, asking them to explain what they valued about the project and the neighbourhood.
“They said the minute they crossed the river, they felt miles away from downtown,” he says.
The sales centre and show suite of the A Plan one-bedroom unit are located on the second floor of 306 10th St. N.W. above the new Midtown Kitchen and Bar, which was formerly Broken Plate.
The sales centre is open Mondays to Thursdays from noon to 6 p.m. and weekends from noon to 5 p.m.
