There is noth­ing like the sound of flow­ing wa­ter and the beauty of na­ture to calm fraz­zled nerves, el­e­vate spir­its and cre­ate an am­bi­ence of tran­quil­lity.

Now, buy­ers can ex­pe­ri­ence the joys of water­side liv­ing in a lux­u­ri­ous lock-and-leave villa in Cochrane nes­tled be­side the banks of the Bow River.

De­signed and de­vel­oped by Jay­man MasterBuil­t, RiverReach Vil­las and Manors are a re­cently-re­leased col­lec­tion of 41 up­scale river­side vil­las in The Riviera — the new­est en­clave in River­song.

“There is just noth­ing like this in Cal­gary — and cer­tainly not for this price point.” says Re­becca Schid­lowsky, sales as­so­ci­ated for Jay­man MasterBuil­t.

The RiverReach vil­las are de­signed to the gold stan­dards of the BuiltGreen pro­gram, an in­dus­try-led ini­tia­tive that pro­motes eco-friendly, sus­tain­able hous­ing.

The vil­las are grouped in pods of four homes, which con­sist of two mir­ror bungalow vil­las on ei­ther end and a pair of two-storey manor town­homes in the cen­tre.

The ar­chi­tec­ture com­ple­ments the colours and to­pog­ra­phy of the sur­round­ing land­scape. Buy­ers can choose from three dif­fer­ent styles: Rocky Moun­tain, Shin­gle (Cape Codin­spired) and Arts and Crafts.

Each build­ing pod is swathed in a dif­fer­ent colour, en­hanc­ing it with a unique feel.

The show home in­cludes a four-villa-and­manor pod with Rocky Moun­tain ar­chi­tec­ture. The Edge­wa­ter is a 2,600-square-foot walk­out bungalow villa whose square footage in­cludes the lower level.

It is at once serene and peace­ful thanks to river and na­ture re­serve views, while at the same time ex­ud­ing an aura of cos­mopoli­tan glam­our.

Fresh and up­beat, the Edge­wa­ter’s de­sign puts an em­pha­sis on pol­ish and el­e­gance. Maple hard­wood floors, stained in a warm pewter, work beau­ti­fully with the soft grey walls.

The home brims with en­ergy, tak­ing ref­er­ence from the flow­ing waters of the Bow River. Through­out the home, touches of bling and sparkle el­e­vate the look, adding move­ment and an am­bi­ence of re­laxed glam.

The open-con­cept main floor houses a large kitchen with an Lshaped counter and an over­sized is­land topped in gold and sil­verveined gran­ite, with a hint of di­a­mond sparkle.

The pewter-coloured quartz coun­ter­top grounds the space and pro­vides a neu­tral back­drop for the sparkling pen­dant lights and glitzy tile back­splash.

The kitchen de­fines the mid-point of the open space and cre­ates flow to the great room, which ex­tends to a large sec­ond-storey deck with views of the river and a na­ture re­serve.

A pri­vate den joins a large foyer with a laun­dry room and pow­der room ex­tend­ing from the over­sized, two-car, car­riage-style garage. A sec­ond foyer ex­tends from the front door.

The floor plan in­cludes a mas­ter bed­room and an open din­ing room with floor-to-ceil­ing win­dows.

In the mas­ter bed­room, large floorto-ceil­ing win­dows cap­ture the views. The grand en­suite fea­tures dual sinks and sparkling gran­ite.

The or­gan­i­cally in­spired tub tucks nicely into the cor­ner be­side the free­stand­ing glass shower. Its soft, curved edges in­stil a quiet sense of lux­ury that en­cour­ages long, lin­ger­ing soaks.

The Ital­ian porce­lain tile floor­ing and back­splash is in keep­ing with the lux­ury es­thetic. The lower level is per­fect for en­ter­tain­ing and in­cludes a well ap­pointed wet bar, along with a great room with a fire­place. French doors ex­tend to a pa­tio and green space over­look­ing the river.

Two large and bright sec­ondary bed­rooms fin­ish the lower-level floor plan.

Im­mersed in 40 hectares of en­vi­ron­men­tal re­serve, Riviera fea­tures a mul­ti­tude of ecofriendl­y fea­tures, in­clud­ing wind tur­bines to pro­vide power to amenity spa­ces such as the neigh­bour­hood parks and tot lots.

Walk­ing paths along the Bow River con­nect to a pedes­trian bridge that joins Riviera with down­town Cochrane. Res­i­dents have di­rect ac­cess to the banks of the Bow and the beauty of the river.

Sales have been swift, with most buy­ers com­ing from Cal­gary, Schid­lowsky says.

“They re­al­ize that they want to be close to the river and they want a lock-and-leave type of life­style, but they can’t af­ford it in Cal­gary,” she says — adding many empty nesters are mak­ing the move 10 years be­fore they thought they would.

“Cochrane is pulling them in. The fact that we are close to the moun­tains is def­i­nitely a big draw.”

The Edge­wa­ter show home, with all of the up­grades, fin­ish­ings and cus­tom draperies, is priced at $739,900, in­clud­ing GST. The base model starts at $665,000, in­clud­ing base­ment de­vel­op­ment.
