People near Cougar Ridge are tak­ing a def­i­nite in­ter­est in the homes at the Land­ings at Cougar Ridge, a lux­ury villa and town­house de­vel­op­ment by States­man Group.

“We are see­ing a lot of people com­ing from Spring­bank. They are down­siz­ing and want the main­te­nance­free life,” says Lori Masse, sales rep­re­sen­ta­tive for the Land­ings.

“The vil­las are def­i­nitely for the lock-and-leave life­style de­mo­graphic. They are typ­i­cally people who have sec­ond homes in Phoenix where it’s nice and warm, and they like to leave for four or five months at a time and don’t have to worry about their home be­cause it’s main­te­nance-free here in the Land­ings.”

The vil­las range in size from 1,500 to 3,200 square feet, and start from $892,000 to $1.1 mil­lion, in­clud­ing GST. Condo fees are about $345.

Most vil­las come with three heated un­der­ground park­ing spots, while one unit of the Sap­phire floor plan comes with five park­ing spots — two tan­dem spots and a sin­gles stall.

“It’s great for people with boats or quads,” says Masse.

The homes them­selves are spa­cious, with high ceil­ings and fine fin­ishes.

“The nice thing about the vil­las is they’re so ex­pan­sive. The win­dows are high and there is so much nat­u­ral light in them. Three or four of them have in­cred­i­ble val­ley views,” says Masse.

The Vis­tas town­homes of­fer two- and three-bed­room floor plans and are near­ing the end of sales with seven of the 45 units avail­able.

“The lay­out of the Topaz is phenom­e­nal, and has so much space on the main floor,” says Masse.

The Peal, with 1,703 square feet, of­fers a main-floor mas­ter bed­room with two mas­ter bed­rooms up­stairs.

The Vis­tas range in start­ing price from $505,000 to $539,900, and each unit come with two ti­tled un­der­ground heated park­ing stalls. Condo fees in the Vis­tas are $285.

Build­ings 4 and 5 will be tak­ing pos­ses­sion in March. Build­ings 1 and 2, which back onto Old Banff Coach Road, will have pos­ses­sions in Septem­ber. The vil­las are at drywall stage, with a win­dow of op­por­tu­nity now for buy­ers to se­lect fin­ishes.

It’s not just beau­ti­ful views that at­tract at­ten­tion at the Land­ings at Cougar Ridge.

Geo­ther­mal tech­nol­ogy pro­vides heat­ing and cool­ing for the de­vel­op­ment.

Ameni­ties in the im­me­di­ate area in­clude walk­ing paths, en­vi­ron­men­tal re­serve and the shops and ser­vices on 85th Av­enue S.W.
