People near Cougar Ridge are taking a definite interest in the homes at the Landings at Cougar Ridge, a luxury villa and townhouse development by Statesman Group.
“We are seeing a lot of people coming from Springbank. They are downsizing and want the maintenancefree life,” says Lori Masse, sales representative for the Landings.
“The villas are definitely for the lock-and-leave lifestyle demographic. They are typically people who have second homes in Phoenix where it’s nice and warm, and they like to leave for four or five months at a time and don’t have to worry about their home because it’s maintenance-free here in the Landings.”
The villas range in size from 1,500 to 3,200 square feet, and start from $892,000 to $1.1 million, including GST. Condo fees are about $345.
Most villas come with three heated underground parking spots, while one unit of the Sapphire floor plan comes with five parking spots — two tandem spots and a singles stall.
“It’s great for people with boats or quads,” says Masse.
The homes themselves are spacious, with high ceilings and fine finishes.
“The nice thing about the villas is they’re so expansive. The windows are high and there is so much natural light in them. Three or four of them have incredible valley views,” says Masse.
The Vistas townhomes offer two- and three-bedroom floor plans and are nearing the end of sales with seven of the 45 units available.
The townhomes offer three floor plans. The Amethyst offers a main floor den with two master bedrooms upstairs and has 1,703 square feet. The Topaz is slightly smaller at 1,605 square feet.
“The layout of the Topaz is phenomenal, and has so much space on the main floor,” says Masse.
The Peal, with 1,703 square feet, offers a main-floor master bedroom with two master bedrooms upstairs.
The Vistas range in starting price from $505,000 to $539,900, and each unit come with two titled underground heated parking stalls. Condo fees in the Vistas are $285.
Buildings 4 and 5 will be taking possession in March. Buildings 1 and 2, which back onto Old Banff Coach Road, will have possessions in September. The villas are at drywall stage, with a window of opportunity now for buyers to select finishes.
