Sol­stice uses space smartly

If the ques­tion is kitchen or great room, this du­plex an­swers “yes”.

Some du­plexes don’t have the square footage to fit an im­pres­sive great room and func­tional kitchen in the same floor plan. But the smart use of space in the Sol­stice means there’s no need to com­pro­mise.

The Sol­stice is a 1,541-square­foot du­plex by In­no­va­tions by Jay­man in the scenic Cochrane com­mu­nity of River­song. This com­mu­nity is known for its sur­round­ing nat­u­ral beauty, in­clud­ing close prox­im­ity to the Bow River.

The kitchen in this home is an open and airy de­sign with plenty of room for people on both sides of its is­land and eat­ing bar. This makes it an ideal en­ter­tain­ing space, where guests can sit at the eat­ing bar and chat while the host puts the fin­ish­ing touches on din­ner. The is­land has a sink and two light fix­tures above it. On one side of the is­land there’s built-in shelv­ing, per­fect for tuck­ing away but still show­ing off some of the home’s best-look­ing dishes.

The kitchen also has stain­less steel ap­pli­ances, an over-the- range microwave and a stylish, full-height back­splash. On one end of the kitchen there’s a walk-in pantry with four rows of tight mesh wire shelves.

Ad­ja­cent to the kitchen is a din­ing area, which sits along the rear-fac­ing wall with glass doors that ac­cess an op­tional back deck.

This makes it an easy few steps car­ry­ing a plate stacked with steaks or ribs from the bar­be­cue to the din­ner ta­ble.

In the back left cor­ner of the home, there’s a gen­er­ously­sized great room. Here, full­sized fur­ni­ture is an easy fit. The main floor also con­tains a half-bath­room and broom closet.

Stairs to the sec­ond floor are ac­cessed off the kitchen. The sec­ond floor in­cludes three bed­rooms, but in this model there’s the handy op­tion to pull in a fourth bed­room. This is done by re­mov­ing its cor­ner bonus room. The stan­dard plan places two bed­rooms side-by­side along one wall and the mas­ter bed­room looks out at the front yard.

The full bath­room is in a con­ve­nient spot, across the hall from the two sec­ondary bed­rooms. It has a shower and tub unit, tow­er­ing mir­ror, tile back­splash and a large win­dow. In the mas­ter bed­room, one wall ac­cesses a walk-in closet and the en­suite.

The home has an un­fin­ished base­ment, but there are op­tions to de­velop a lower level rang­ing from 355- to-403- square feet with a fam­ily room, full bath­room and fourth bed­room. This cre­ates a pri­vate space for a teenager, grown child or guest.
