A su­perb fit for an ac­tive fam­ily

Red­stone’s du­plex lineup packed with mod­ern fea­tures at an af­ford­able price

As the Smalling fam­ily wrapped up a visit to a du­plex show home, some­thing the sales man­ager said caught their at­ten­tion.

The sales man­ager noted the price for the du­plexes in­cluded pop­u­lar stan­dard fea­tures such as gran­ite and tile — it still made sense.

“We were about to leave and she was like, ‘oh and the garage,’” re­calls Aldin Smalling. “We stopped and were like ‘Oh. That’s a pretty good price.’”

Aldin, Si­mone and their three chil­dren, aged four, eight and 17, have put down roots in the north­east com­mu­nity of Red­stone.

They’ve been there for just more than a month af­ter mov­ing from a rental in the north­west.

Red­stone is a com­mu­nity mas­ter-planned by sea­soned land de­vel­oper Qual­ico, lo­cated off Metis Trail.

It of­fers a wide va­ri­ety of hous­ing op­tions in­clud­ing du­plexes, town­homes and sin­gle­fam­ily homes.

The Smallings de­cided on a model named the Mid­dle­ton, built by Pace­set­ter by Ster­ling Homes.

“They only had three left at the time and we were still a cou­ple of weeks from ac­tu­ally mak­ing the move,” Aldin adds. “So we thought it’s prob­a­bly not go­ing to hap­pen but if it does, that would be nice.”

One week later, there were two homes left in the model they had their eye on.

The Mid­dle­ton is a 1,421-square-foot home with three bed­rooms, two-and-a-half bath­rooms and a two-car, rear de­tached garage. The stan­dard plan has a U-shaped kitchen on the back end of the main level, a cen­tral nook and front-fac­ing great room. Up­stairs are two front-fac­ing sec­ondary bed­rooms and a large mas­ter bed­room along the back wall.

“We got it for less than $400,000 which we thought was a great deal,” Aldin adds. “A 20-by-20 (foot) garage, tile, gran­ite, all the good stuff. We went from there and it’s been great.”

The Mid­dle­ton is one of two du­plexes by Pace­set­ter in Red­stone. Its other is a 1,407-square-foot plan dubbed the Pine­hurst. Along with Pace­set­ter, In­no­va­tions by Jay­man, Broad­view Homes and NuVista Homes also of­fer du­plexes in Red­stone. There are cur­rently 11 quick pos­ses­sion du­plexes in the com­mu­nity.

Town­homes in Red­stone in­clude Ar­rive at Red­stone by Part­ners Devel­op­ment Group and Kintalla by Street­side De­vel­op­ments.

Kintalla is the first town­home project in Red­stone. Com­prised of 73 three-level town­homes, they come in two- and three­bed­room ori­en­ta­tions. Ar­rive at Red­stone is a fol­lowup to a sim­i­lar com­plex by Part­ners Devel­op­ment in the neigh­bour­ing com­mu­nity of SkyView Ranch. Th­ese homes are cer­ti­fied by Built Green Canada and range from 1,173 to 1,590 square feet.

Town­homes in Red­stone are priced from the high $200,000s.

“It’s a re­ally good place for peo­ple who are look­ing for a starter home,” says Mari­beth Janikowski of Qual­ico. “They have the op­tion of get­ting a beau­ti­ful home at a great price point.”

Janikowski says there’s the added ben­e­fit of liv­ing in close to ma­jor traf­fic ar­ter­ies, mak- ing it easy to reach other ends of the city. Red­stone is also close to Cal­gary In­ter­na­tional Air­port, con­ve­nient for peo­ple who travel reg­u­larly.

When the Smallings turned to Red­stone, Aldin says he was familiar with the de­vel­oper’s other work and was a fan of what he’d seen.

“We like Qual­ico de­vel­op­ments be­cause we like what they did in (Evanston),” says Aldin. Other Qual­ico com­mu­ni­ties in­clude Dres­sage in Sil­ver­ado and Ravenswood in Air­drie.

“We came to Red­stone and we liked it be­cause we liked how they gave it an ur­ban feel,” says Aldin. “There were lots of dif­fer­ent colours in the houses so not ev­ery­thing looks ex­actly the same. We kind of liked that.” He adds they also ap­pre­ci­ate that the back lanes are paved.

From their new home, the drive to their jobs is a work­able dis­tance. Si­mone’s com­mute to down­town is about 20 min­utes, she says. Aldin used to work in the south­east so he took the ring road for the first cou­ple of weeks af­ter mov­ing.
