In­ner-city condo to grace vi­brant neigh­bour­hood

With its strik­ing ar­chi­tec­ture with warm wood de­tail, Bucci De­vel­op­ments’ lat­est project prom­ises to be as much of a land­mark as its name­sake.

Kens­ing­ton will be a 77–unit, six­s­torey, con­crete, mixed-use build­ing with a com­mer­cial fo­cus on the ground level and res­i­den­tial above. This is the sec­ond of­fer­ing by Bucci in the area — Ven is just a few blocks east of Kens­ing­ton next to the McHugh Bluffs. To be built on the site of the for­mer Car­pen­ters’ Union Hall on 10th Street N.W., the sales cen­tre across the street of­fers an op­por­tu­nity to ex­pe­ri­ence what the homes in Kens­ing­ton will look and feel like — so­phis­ti­cated, gen­er­ous, thought­ful and ul­ti­mately invit­ing.

The H2 Plan is a one-bed­room, one-bath unit with flex room. It’s a spa­cious 642-square feet with a pri­vate bal­cony. En­ter­ing the suite, a handy niche to the left pro­vides a space for a small ta­ble to put down keys and bags. Next to it is the flex room.

Here, it il­lus­trates a use­ful space to hold the stacked laun­dry, as well as act as a mud room and stor­age area. It could eas­ily be trans­formed into a home of­fice if de­sired.

To the right, the C-shaped kitchen of­fers ex­ten­sive cab­i­nets along the two walls, leav­ing the penin­sula free for an ex­tended ledge that seats three gen­er­ously.

The dou­ble-un­der­mount sink faces into the suite, pro­vid­ing a sense of space for the workspace.

This is a sen­si­ble kitchen, with the space-sav­ing Magic Cor­ner pull­out shelves to max­i­mize space us­age in the cor­ner.

The gas range is 90 de­grees to the sink and of­fers an over-the-range mi­crowave.

The re­frig­er­a­tor is counter-depth with a bot­tom drawer freezer by Fisher-Paykel. The dish­washer, gas range, sin­gle wall oven and mi­crowave are all by Bosch.

The kitchen is not only sen­si­ble, but sleek and so­phis­ti­cated too. Glossy cabi­netry with chrome pulls and a bright quartz coun­ter­top make for clean lines. Con­ve­nient for en­ter­tain­ing is the wine rack built into the shelv­ing clos­est to the din­ing area. The din­ing area pro­vides plenty of room for friends to en­joy a sit-down din­ner, and then move over to the couch and chairs with after-din­ner drinks to con­tinue the con­versa- tion into the evening.

The bal­cony in the show suite of­fers a pro­tected and pri­vate out­door space. The walls on three sides will shel­ter the deck from wind on breezy days, ex­tend­ing its use even on cooler days.

The pa­tios come with gas bar­be­cue hookups.

Next to the din­ing area is a door to the master en­suite, with the walk-through closet to the right and the master bed­room, which holds a queen-size bed com­fort­ably. To the left is the en­suite, with a large soaker tub in one cor­ner, next to the glass-walled shower. The units come in a choice of two colour schemes, named for the two com­mu­ni­ties that the Kens­ing­ton business area serves: Hill­hurst of­fers a slightly darker com­bi­na­tion while Sun­ny­side plays to a brighter look. Elec­tri­cal out­lets of­fer USB plug-ins to charge elec­tron­ics, and the Nest Learn­ing Ther­mostats help con­serve en­ergy.

Units come with ti­tled un­der­ground park­ing and as­signed stor­age. The build­ing will have air con­di­tion­ing and se­cure bi­cy­cle stor­age.
