Sa­rina Homes ‘pushes en­ve­lope’ with project

A new mixed-use res­i­den­tial project launches Satur­day in In­gle­wood, set­ting stan­dards for de­sign in­no­va­tion in this vi­brant neigh­bour­hood. Lo­cated on 9th Av­enue S.E. be­tween 14th and 15th Street, i.D. In­gle­wood is all about sus­tain­able, in­ner-city liv­ing with a chi chi edge.

“When we were first look­ing at the par­cel of land and ab­sorb­ing the com­mu­nity and meet­ing dif­fer­ent peo­ple — from mer­chants to long-term res­i­dents — we thought we would go with the tra­di­tional, his­toric red brick In­gle­wood-type of ar­chi­tec­ture,” re­calls Naz Vi­rani, owner and founder of Sa­rina Homes, the builder and de­vel­oper be­hind the project.

“But we wanted to push the en­ve­lope with the de­sign and we found the com­mu­nity was re­ally open to that.”

The re­sult is a mag­i­cal blend of tra­di­tional el­e­ments and cut­ting edge con­tem­po­rary de­sign with a touch of sass. Sa­rina brought on Manu Chugh Ar­chi­tect Ltd. and In­ge­nium De­sign Group Inc. to col­lab­o­rate on the project. It’s a four-storey de­sign that fea­tures grey brick cladding with pops of cherry red ac­cents and great use of glaz­ing. The build­ing’s ground level of­fers more than 7,000 square feet of re­tail space, while the sec­ond, third and fourth floors house 19 lux­ury con­dos, from one-bed­room plans to onebe­d­room plus sleeper den and two bed­room.

The in­te­rior fin­ishes will be high end and buy­ers have sev­eral up­grade op­tions, from a lux­ury spa pack­age that in­cludes a steam shower and heated floors to built- in speak­ers through­out the home. Mak­ing the process sim­ple, buy­ers can per­son­al­ize the space with de­signer colour pal­ettes that in­clude choices for fea­ture wall­pa­per cov­er­ings.

Th­ese con­dos are built to the high­est en­vi­ron­men­tal stan­dards — Sa­rina is known for their green build­ing prow­ess — and floor plans are ef­fi­cient.

“We chose to go with smaller square footages. We find in Cal­gary peo­ple are want­ing less space and more walk­a­bil­ity,” notes Vi­rani, adding that orig­i­nally the tar­get mar­ket was the mil­len­nial gen­er­a­tion.

“We were think­ing the 25-to40 range, but we are pleas­antly sur­prised to see lots of in­ter­est from the empty-nester and the re­cently-sin­gle crowd — that’s def­i­nitely a de­mo­graphic we un­der­es­ti­mated.”

Even though square footages are ef­fi­cient, liv­ing space is maxed out with large out­door ter­races rang­ing from 400 to 700 square feet. “And the views are amaz­ing, es­pe­cially from the fourth level — west to down­town and north to the Bow River,” says Vi­rani. “The ter­races re­ally make th­ese homes stand out.”

As does the neigh­bour­hood. In­gle­wood was re­cently voted one of the top five com­mu­ni­ties in Canada by Cana­dian In­sti­tute of Plan­ners’ an­nual Great Places Canada contest. And it’s no won­der — it is a cen­tury-old neigh­bour­hood that em­braces its vil­lage-like feel within the ev­ere­volv­ing con­text of a cos­mopoli­tan city of well over one mil­lion peo­ple. In­gle­wood is a di­verse, eclec­tic com­mu­nity where art and mu­sic are at the fore and it is lit­er­ally min­utes from the down­town core and the new East Vil­lage.

“In­gle­wood is re­ally Cal­gary’s hid­den gem,” says Vi­rani.

Home prices start in the mid$300,000s and pos­ses­sion is slated for the fall of 2015.
