Sarina Homes ‘pushes envelope’ with project
A new mixed-use residential project launches Saturday in Inglewood, setting standards for design innovation in this vibrant neighbourhood. Located on 9th Avenue S.E. between 14th and 15th Street, i.D. Inglewood is all about sustainable, inner-city living with a chi chi edge.
“When we were first looking at the parcel of land and absorbing the community and meeting different people — from merchants to long-term residents — we thought we would go with the traditional, historic red brick Inglewood-type of architecture,” recalls Naz Virani, owner and founder of Sarina Homes, the builder and developer behind the project.
“But we wanted to push the envelope with the design and we found the community was really open to that.”
The result is a magical blend of traditional elements and cutting edge contemporary design with a touch of sass. Sarina brought on Manu Chugh Architect Ltd. and Ingenium Design Group Inc. to collaborate on the project. It’s a four-storey design that features grey brick cladding with pops of cherry red accents and great use of glazing. The building’s ground level offers more than 7,000 square feet of retail space, while the second, third and fourth floors house 19 luxury condos, from one-bedroom plans to onebedroom plus sleeper den and two bedroom.
The interior finishes will be high end and buyers have several upgrade options, from a luxury spa package that includes a steam shower and heated floors to built- in speakers throughout the home. Making the process simple, buyers can personalize the space with designer colour palettes that include choices for feature wallpaper coverings.
These condos are built to the highest environmental standards — Sarina is known for their green building prowess — and floor plans are efficient.
“We chose to go with smaller square footages. We find in Calgary people are wanting less space and more walkability,” notes Virani, adding that originally the target market was the millennial generation.
“We were thinking the 25-to40 range, but we are pleasantly surprised to see lots of interest from the empty-nester and the recently-single crowd — that’s definitely a demographic we underestimated.”
Even though square footages are efficient, living space is maxed out with large outdoor terraces ranging from 400 to 700 square feet. “And the views are amazing, especially from the fourth level — west to downtown and north to the Bow River,” says Virani. “The terraces really make these homes stand out.”
As does the neighbourhood. Inglewood was recently voted one of the top five communities in Canada by Canadian Institute of Planners’ annual Great Places Canada contest. And it’s no wonder — it is a century-old neighbourhood that embraces its village-like feel within the everevolving context of a cosmopolitan city of well over one million people. Inglewood is a diverse, eclectic community where art and music are at the fore and it is literally minutes from the downtown core and the new East Village.
“Inglewood is really Calgary’s hidden gem,” says Virani.
Home prices start in the mid$300,000s and possession is slated for the fall of 2015.
