STRIKING RIGHT BALANCE WITH ZEN URBAN DISTRICT
When Laura Mora Epp moved her medical spa business from Saskatoon to Calgary in 2016, she felt that Seton was the perfect location for it. She found the city’s southeast to be vibrant and full of energy, with plenty of exciting new communities along the Deerfoot Trail/52nd Street corridor from which to draw customers. With a new high school for her almost 17-year-old daughter and the massive new Brookfield Residential YMCA to sustain their healthy lifestyle, Seton was also the ideal location for Mora Epp’s new home in Zen Urban District by Avalon Master Builder.
“Avalon had a project in Cranston that I looked at when I first came here, but I wasn’t ready to buy then. I rented in Cranston for a while to see if I liked the area. When I set up my business and saw they were starting a project in Seton, I imagine I was one of the first customers, because I was excited to be so close to work,” she says.
Mora Epp is originally from Costa Rica and has lived in Canada for 17 years. She says she appreciates Calgary’s friendly and open multicultural community where she delights in the company of fellow Spanish speakers. She says the transition to the city was easy, and she was so happy the day that she and her daughter moved into their three-bedroom, 2.5-bathroom corner unit of Zen Urban District.
The two-level city home units, as they’re referred to, are located above the one and two-bedroom single-level flats; a unique, multifamily configuration.
“It’s a different project but very attractive. What really caught my attention are the rooftop patios and a yard. It’s wonderful for summer and functions with my family. I have two dogs — a German shepherd and a Miniature French Poodle,” she says.
Epp’s floor plan is the 1,343-square-foot Crofton with an open-concept main floor, kitchen island and pantry, and three bedrooms with two full bathrooms upstairs plus an extra 91 square feet of outdoor living space on the rooftop patio.
She upgraded her appliances and the flooring in her unit, opting out of the carpet option because of her dogs.
“My favourite part of the house is my master bedroom. It has lots of windows and I have an ensuite bathroom. It’s nice to not share bathrooms with my teenager,” she says.
“I also find my house very quiet. Even though you’re connected to your neighbours, you really don’t hear anybody else. It’s very well designed. I have everything I would need in a big house. I don’t have a garage, but that’s a want, not a need,” she says, adding that her designated parking spot is right out front.
“I love my home and I love Calgary. It’s an amazing city. The longer I’m here the more I love it,” she says.
The story of Mora Epp’s decision to live mere blocks away from where she works is one that’s shared throughout the community, as Zen Urban District has attracted buyers of all ages wanting to spend time on foot.
There are just 70 units in the development which is now 70 per cent sold according to Avalon’s marketing and sales co-ordinator Marni Chenier.
“The location is perfect for buyers that want the convenience of living close to local shops, amenities and services. We’re a sevenminute walk or two-minute drive away from the South Health Campus and within walking distance of grocery stores, restaurants, entertainment and retail shops.”
Units have been snapped by firsttime buyers, investors and even employees at the nearby hospital she explains, with prices starting in the $170,000s for level living flats. Homes range from 493 square feet to 1,632 square feet.
“What makes our project unique is the private rooftop patios that are included with every two-storey home. These are great spaces for entertaining, relaxing and enjoying the view of the Rocky Mountains,” Chenier says.
There are several quick possession units ready to go in Zen Urban District and two models to view at the sales centre on 37th Street S.E.
The Ambrosia is an 1,168-squarefoot example of the two-level city home with two bedrooms, 2.5 bathrooms and private fenced yard, priced from $312,900 including GST.
The Braeburn is 493 square feet and highlights the functional and cosy one-level living unit with one bedroom and one bathroom, starting at $181,900 including GST.
