When Laura Mora Epp moved her med­i­cal spa busi­ness from Saska­toon to Cal­gary in 2016, she felt that Se­ton was the per­fect lo­ca­tion for it. She found the city’s south­east to be vibrant and full of en­ergy, with plenty of ex­cit­ing new com­mu­ni­ties along the Deer­foot Trail/52nd Street cor­ri­dor from which to draw cus­tomers. With a new high school for her al­most 17-year-old daugh­ter and the mas­sive new Brook­field Res­i­den­tial YMCA to sus­tain their healthy life­style, Se­ton was also the ideal lo­ca­tion for Mora Epp’s new home in Zen Ur­ban Dis­trict by Avalon Mas­ter Builder.

“Avalon had a project in Cranston that I looked at when I first came here, but I wasn’t ready to buy then. I rented in Cranston for a while to see if I liked the area. When I set up my busi­ness and saw they were start­ing a project in Se­ton, I imag­ine I was one of the first cus­tomers, be­cause I was ex­cited to be so close to work,” she says.

Mora Epp is orig­i­nally from Costa Rica and has lived in Canada for 17 years. She says she ap­pre­ci­ates Cal­gary’s friendly and open mul­ti­cul­tural com­mu­nity where she de­lights in the com­pany of fel­low Span­ish speak­ers. She says the tran­si­tion to the city was easy, and she was so happy the day that she and her daugh­ter moved into their three-bed­room, 2.5-bath­room cor­ner unit of Zen Ur­ban Dis­trict.

The two-level city home units, as they’re re­ferred to, are lo­cated above the one and two-bed­room sin­gle-level flats; a unique, mul­ti­fam­ily con­fig­u­ra­tion.

“It’s a dif­fer­ent project but very at­trac­tive. What re­ally caught my at­ten­tion are the rooftop pa­tios and a yard. It’s won­der­ful for sum­mer and func­tions with my fam­ily. I have two dogs — a Ger­man shep­herd and a Minia­ture French Poo­dle,” she says.

Epp’s floor plan is the 1,343-square-foot Crofton with an open-con­cept main floor, kitchen is­land and pantry, and three bed­rooms with two full bath­rooms up­stairs plus an ex­tra 91 square feet of out­door liv­ing space on the rooftop pa­tio.

She up­graded her ap­pli­ances and the floor­ing in her unit, opt­ing out of the car­pet op­tion be­cause of her dogs.

“My favourite part of the house is my mas­ter bed­room. It has lots of win­dows and I have an en­suite bath­room. It’s nice to not share bath­rooms with my teenager,” she says.

“I also find my house very quiet. Even though you’re con­nected to your neigh­bours, you re­ally don’t hear any­body else. It’s very well de­signed. I have ev­ery­thing I would need in a big house. I don’t have a garage, but that’s a want, not a need,” she says, adding that her des­ig­nated park­ing spot is right out front.

“I love my home and I love Cal­gary. It’s an amaz­ing city. The longer I’m here the more I love it,” she says.

The story of Mora Epp’s de­ci­sion to live mere blocks away from where she works is one that’s shared through­out the com­mu­nity, as Zen Ur­ban Dis­trict has at­tracted buy­ers of all ages want­ing to spend time on foot.

There are just 70 units in the de­vel­op­ment which is now 70 per cent sold ac­cord­ing to Avalon’s mar­ket­ing and sales co-or­di­na­tor Marni Che­nier.

“The lo­ca­tion is per­fect for buy­ers that want the con­ve­nience of liv­ing close to lo­cal shops, ameni­ties and ser­vices. We’re a sev­en­minute walk or two-minute drive away from the South Health Cam­pus and within walk­ing dis­tance of gro­cery stores, restau­rants, en­ter­tain­ment and re­tail shops.”

Units have been snapped by first­time buy­ers, in­vestors and even em­ploy­ees at the nearby hos­pi­tal she ex­plains, with prices start­ing in the $170,000s for level liv­ing flats. Homes range from 493 square feet to 1,632 square feet.

“What makes our project unique is the pri­vate rooftop pa­tios that are in­cluded with ev­ery two-storey home. These are great spa­ces for en­ter­tain­ing, re­lax­ing and en­joy­ing the view of the Rocky Moun­tains,” Che­nier says.

There are sev­eral quick pos­ses­sion units ready to go in Zen Ur­ban Dis­trict and two mod­els to view at the sales cen­tre on 37th Street S.E.

The Am­brosia is an 1,168-square­foot ex­am­ple of the two-level city home with two bed­rooms, 2.5 bath­rooms and pri­vate fenced yard, priced from $312,900 in­clud­ing GST.

The Brae­burn is 493 square feet and high­lights the func­tional and cosy one-level liv­ing unit with one bed­room and one bath­room, start­ing at $181,900 in­clud­ing GST.
