MORTGAGE RATES:

The Bank of Canada’s base rate for a one-year closed mortgage remains at

3.20 per cent for the 14th week in a row. The rate is set each Wednesday. Mortgage lending institutions set their own rates.

A do-it-yourselfer can definitely build a simple deck. Here are a few tips to ensure you get on the right track, and have a result that is safe and can be used for years to come.

LAYOUT AND DESIGN: Before you even start to piece your deck together, take a look at your lot and determine where it sits. This includes how much sun your deck is going to get and how much of it will be facing your neighbours without encroaching on their properties. Run your plans past the local permits department.

SUB-STRUCTURE: I personally recommend concrete piles to ensure a wide foundation that will be extra sturdy. The sub-structure should be built with a pressure-treated all-weather wood (AWW). The length and width of your deck will determine the length of your joists, spans and beams according to code. Joist

hangers, which should be installed at all times, will give strength to the structure. A drip edge is also a necessity, as it will protect the exterior of your home from moisture. If this isn’t done properly, the water could cause mould issues later on.

DECK-TOP MATERIALS: There are a variety of products for the deck top, and budget usually determines most homeowners’ choices. AWW is an inch thick and is the cheapest of the options. However, it shrinks in the heat and can splinter over time. Cedar is an expensive option that gives a cushy feel and a beautiful look, but requires maintenance if you want to keep its golden hue.

Vinyl membrane products, such as Duradek or Cano Coatings, are durable and more weather resistant, but

can be slippery, and snow can sit on it as there are no openings for drainage such as with a wooden top. These products are also best applied by a professional, as the process can be tricky.

A composite deck top such as Trex or Moistureshield is low in maintenance and will last under serious weather conditions. Do your research to find out what material will work best for you.

RAILINGS AND STAIRS: Like the sub-structure, there are strict code requirements for both height and width of stairs, railings and the distance between spindles. Material choices can include wood or aluminum spindles or glass depending on the look you want to achieve.

OUTDOOR KITCHENS: To take your outside space to the next level, consider an outdoor kitchen, complete with a grill station, island and other stainless-steel appliances. Built-in, this won’t blow away in a Calgary windstorm and will increase not only your outdoor pleasure, but the resale value of your home.
