Room to breathe in townhome

Plenty of space in The Post by Avi Urban in Nolan Hill

Finding space for three cars and two motorcycle­s is no easy task.

Many townhomes have parking for two vehicles and a spot for a visitor, so a place to tuck away their toys had been a road block for Bryan Railton and fiancée Alex Szasz in their search for a new home.

That was until they found The Post, a new townhome developmen­t by Avi Urban in the northwest community of Nolan Hill.

They bought a corner unit with a two-car garage, driveway and street parking.

“It was a no-brainer,” says Szasz of the parking at The Post. “It gives us much space.”

She and Railton, who have two dogs, are engaged to be married in September 2014. Railton is a regional representa­tive for Volkswagen Canada and Szasz is a kinesiolog­ist.

The couple bought a model called The Auburn. It’s 1,422 square feet with three bedrooms and two-and-ahalf bathrooms.

“Living in a townhouse is an important factor for me because I do a lot of travel,” says Railton. “I’m out of town a fair bit with the job that I have, and not having to take care of the yard maintenanc­e and snow removal definitely makes things a lot easier.”

Railton says there was plenty to like about the Auburn. It has an open floor plan on the main floor “which is something we really liked,” he says. “There’s not a whole lot of stairs.”

Last February, he injured a ligament in one of his knees while playing soccer.

“The stairs after knee surgery were a bit detrimenta­l, so when we started to look for some place we wanted the convenienc­e of having less stairs,” says Railton.

The chance to choose quartz countertop­s and hardwood floors for their home was “a big thing.”

Along with space for their vehicles, Railton says the couple liked that the unit had room for their other toys.

“A lot of people these days have big TVs and home theatres and these sorts of things, so finding a place that actually has the space to accommodat­e that stuff I already had was something important to the both of us as well,” says Railton.

This works well for date nights at home. “We tend not to go out and watch movies,” he says. “We tend to stay home and watch something off of Shaw on Demand or iTunes.”

The Post boasts 59 three-storey townhomes in seven buildings at 64 Nolan Hill Gate N.W. These units start in the $270,000s, including GST.

The Post offers six floor plans in two- and three-bedroom orientatio­ns that range from 1,130 to 1,400 square feet.

“Our townhomes are very well appointed and come standard with nine-foot ceilings on the main floor, contempora­ry mix-and-match interior finishes and quality features throughout,” says sales manager Brian French. “The Post also presents gorgeous Colonial architectu­re styling.”

This includes mixed exterior finishes such as brick and James Hardie fibre-cement siding, along with oversized windows.

Buyers can also choose from a selection of bright colours for their front door. Railton and Szasz went with purple.

Beyond the inside of the townhome, the project sets up nicely for people looking to enjoy the fresh air, says French.

“Residents will love that out- door living is in abundance with the townhomes being built around an extensivel­y landscaped central courtyard, which features well-lit pathways, benches, local foliage and open green space for community barbecues or outdoor activities,” he says. “As well, The Post borders a large community park complete with a large pond.”

This was an appealing feature for the couple, who need space to walk their dogs, says Szasz.

They rented a home at a developmen­t in Royal Oak before deciding to buy their own place.

“The northwest is where we want to be,” says Railton, who grew up in the quadrant. Szasz is from Ontario, but when her family moved to Calgary, they also lived in the northwest end. “The northwest is near and dear to our hearts. It’s a beautiful area of the city,” says Railton.
