INNER-CITY PROJECT ON A MISSION

Developmen­t to contain 59 units

Boulevard Investment­s Corp. is launching a new 59-unit apartment-style condominiu­m developmen­t in the bustling community of Mission.

District, as it will be known, is a four-storey building with an elevator. The project is by Calgary-based NORR Architects Planners.

“Our motto is ‘live where you live.’ Everyone goes down 4th Street and 17th Avenue. Why not just live there at the same time?” says developer Richard Berman.

Boulevard Investment­s Corp. is a Calgary-based real estate company specializi­ng in multi-family residentia­l developmen­t.

The $15-million, 24-month residentia­l project, which received developmen­t approval earlier this summer, begins sales in September.

The name, District, is a nod to the history of the Mission area, which is one of Calgary’s oldest communitie­s and set against the Elbow River.

It is noteworthy that the District building site, at the southwest corner of 2nd Street and 18th Avenue S.W., was not affected by the floods in June. “We’re the gateway into Mission,” says Berman. “We’re the first building as you enter into the Mission district, so it seemed appropriat­e.”

With its corner lot location, the building will feature entrances on both roads, plus an external walkway to an entrance on the back lane side.

“It has a centre courtyard so the back units don’t look into the back of another apartment building, they have that courtyard feel to them,” says Berman.

The main floor apartments all have street entrances as well as interior corridor entrances.

The exterior is an attractive combinatio­n of the historic look of red brick and the contempora­ry appearance of Hardie board fibre-cement siding.

Of note, this building has rain-screen constructi­on, a system that creates an airspace between the building wrap and the siding to allow for better moisture drainage and thorough drying after wet weather.

“I want to be ahead of the game, and I feel that it is becoming more of a common practice,” says Berman — who has also constructe­d projects in Vancouver, where rainscreen­s are often seen.

The contempora­ry interiors feature hardwood plank flooring, granite countertop­s and European Fisher & Paykel appliance packages, including a washer and dryer.

Units range from 464 to 837 square feet and include onebedroom units, along with one-bedroom-plus-den and two-bedroom configurat­ions. Many have two bathrooms.

Each unit comes with an undergroun­d parking stall and storage locker. Berman expects prices to start from around $244,000. Condo fees have not yet been set.

The names of the 14 floor plans reference the neighbourh­ood’s history.

“All the suite layout names are brought from the old street names in the neigh- bourhood,” says Berman, including Hamilton, Lacombe, Grandin, Elgin and Rouleau.
