Life looks good in Marda Loop

Downtown views part of duplex priced at $1.395M

While some people purchase artwork featuring a downtown cityscape, buyers of a duplex by Maillot Homes will have the real thing.

In fact, they’ll get that view from under the covers. “Literally, you can lie in bed and see that,” says Calla Mitchell, sales and marketing director at Maillot Homes. The builder’s new infill project in Marda Loop features clear sightlines of downtown Calgary from the master bedroom.

The view also takes centre stage from an expansive balcony, which is accessed through towering sliding glass doors in the bonus room.

The duplex is at 2121 29th Ave. S.W. and is selling for $1.395 million, including GST.

The bonus room is the central piece to the second floor, flanked by the master bedroom on one side and a secondary bedroom on the other. The bonus room offers more than enough space for entertaini­ng.

On warmer evenings, homeowners could move the party to the balcony. The bonus room includes a wet bar and half bathroom.

One of the stars of the second floor is the master ensuite; it’s highlighte­d by a stylish, freestandi­ng tub under a window and luxurious chandelier.

Other features include a glassencas­ed shower and a large floating vanity under a soaring mirror. The vanity has dual vessel sinks.

The ensuite is accessed through a barn-door-like entrance — a door that hangs off a track above the entrance.

“The barn door is a really fun architectu­ral feature,” says Mitchell. “Instead of having a swinging door interfere with your flow, the barn door really helps open things up in here.”

The master bedroom’s walkin closet is not only a space to hang clothes and store shoes, it’s also a place to get ready.

It’s a huge space — and a convenient option for couples where one partner gets up earlier than the other, allowing one person to get ready for the day without disturbing the other. There’s also a laundry room on the second level of the home.

On the main floor, 10-foot ceilings make an impression. Everything revolves around a spacious and airy central kitchen, that features integrated appliances.

“It’s all nice and streamline­d,” says Mitchell. “It’s got a clean look.”

The central island features a sink and an eating bar. It boasts plenty of space for meal preparatio­n, allowing guests a place to sit and visit while the cook is at work. There’s seating for four people.

The full-height backsplash is a standout visual in the kitchen. Its stylish design is like adding a piece of art to the room.

Off the kitchen, there’s a dining area and the great room. The focal point of the great room is a fireplace with floor-toceiling tile and large windows that look out to the backyard, where there’s a detached garage.

People who enter from the backyard step into a mud room, where they can kick off their shoes and hang up their jackets.

The main floor also has a den just off the front entrance. Depending on lifestyle needs, it could either be a home office or a formal dining room.

The basement is developed and features a large rec room with a wet bar. The basement also includes a guest room and a bathroom.
