Mahogany sees surging activity
Broad choice drives building permit activity
A lake community in southeast Calgary has seen soaring interest from single-family home buyers this year. Mahogany has topped all communities in Calgary for construction permits on single-family homes in 2014, says the city’s planning department. The community is master-planned by Hopewell.
Between Jan. 1 and Sept. 24, the community saw 385 singlefamily home permits.
“I think people have really started to discover Mahogany,” says Scott Hamilton, Hopewell’s senior manager of marketing and community relations.
“It’s become extremely popular because of not only the community plan but the exceptional amenities we have to offer and the families that are already living there — who love it there — and are telling their friends and family about it.”
Mahogany was named Community of the Year of this year’s Calgary region SAM (Sales and Marketing Awards). It’s the second year in a row Mahogany was handed the trophy for top community.
Part of the appeal has been the community’s range in selection, which includes condo apartments, townhomes, duplexes, laned homes, move-up homes and estate homes.
“I think that’s made it really attractive to a broad range of Calgarians,” Hamilton says. He adds, the community’s singlefamily homes have been in high demand.
“Really, from all angles,” says Hamilton.
“From families looking to move up into a community like Mahogany, from growing families moving within Mahogany, from down-sizers looking for the kinds of options that Mahogany affords, to families coming from outside the city and are looking at Mahogany as the place to be in the city.”
Laned homes in the community start from the $380,000s, while rear-attached garage homes are from the $520,000s and front-attached garage options start in the mid$500,000s. Estate home options start in the $675,000s.
The Evanston area saw the next highest total for construction permits on single-family homes between Jan. 1 and Sept. 24, with 350. This area includes Evansview by Genstar Development Co., EvansRidge by Dream Development and Qualico’s subdivision dubbed Evanston.
The southeast community of Cranston had 325 construction permits, while Nolan Hill had 296 and Legacy reached 270.
