Artesia at Heritage Pointe offers country atmosphere close to the city

For Nancy LaSalle, an upscale community just south of Calgary limits struck a meaningful balance.

She works on the south end of Calgary and appreciate­s access to big city amenities. But an escape to natural beauty was also important. That’s where Artesia at Heritage Pointe tied it all together. Now she’s nestled in nature, but at the same time, only a quick drive from major commercial centres with grocery and restaurant amenities such as Seton.

“I really wanted to live somewhere that felt like I was in the country but close to the city all at the same time,” says LaSalle. “I have the best of both worlds.”

She and her two dogs, a miniature labradoodl­e and Boston Terrier, moved to the Carmini bungalow by Albi Homes in Artesia last September.

LaSalle grew up in Scarboroug­h, Ont., but spent a great deal of time in the Muskoka Lakes area, where she developed her taste for the outdoors.

“I love the country, nature, trees and water,” LaSalle says. “And it’s a quiet community. It feels safe.”

She kept her eye out for ridge lot opportunit­ies in and around south Calgary for some time. And when these home sites on Artesia’s ridge came available, LaSalle didn’t waste time making one her own. “I dashed down there,” she says.

“I love the view. I have the city view, the Bow River, all the trees and I have a large lot.”

Artesia is an award-winning community by Heritage Pointe Proper- ties now selling in its third phase of developmen­t. The phase features an A-list builder group with Albi Homes, Homes by Avi and Augusta Fine Homes. The three companies will unveil one model each during a show home parade opening in the community on Waters Edge Drive on April 2. Each of the show homes is a bungalow.

Albi is opening the 1,845-squarefoot Carmini II, and Augusta adds the 2,076-square-foot Westwood.

Homes by Avi’s show home has finished constructi­on and can be seen before the launch. The builder stepped in with the Waterford, which offers 2,091 square feet.

There are 38 lots on stream in Artesia’s third phase, which average 65 feet wide. Prices here start at $1 million.

“Phase 3 provides a nice blend of escarpment, green space, and water lots. Of course, every home in Artesia backs onto one of these amenities,” says Bill MacDonald, project manager at Heritage Pointe Properties.

Artesia has 55 hectares in designated open space and more than four kilometres in pathways.

“We are exceptiona­lly proud of how well Artesia is looking,” MacDonald says. “The cleanlines­s of the community, the curb appeal of the manicured bioswales, the pristine water features, and, of course, the amazing homes, which are all uniquely designed. Artesia has come together nicely and is looking the part.”

Eight lots are available in earlier phases of the community and the aforementi­oned ridge has five opportunit­ies still on tap. Homes by Avi now has a home under constructi­on on one of these lots that will be available as a quick possession once it’s complete.

While the economy in Alberta has cooled off since the early parts of 2015, Artesia has kept its foothold in the Calgary area luxury home market, says MacDonald.

“Artesia has acted as a beacon for our builder partners, prospectiv­e buyers and residents throughout this downturn in the economy,” he says. “We offer tremendous value which cannot be rivalled in other estate communitie­s. During more unpredicta­ble times, the market rewards value and this has been our experience. In 2015, we had 22 sales and, although things can always be better, we are optimistic as we head into the second quarter in 2016.”
