Mahogany, Nolan Hill and Redstone lead single-family permits

There was dispersion in the demand for single-family homes in Calgary last month, with the three leading communitie­s all in different quadrants of the city.

Here’s a look at the communitie­s that paced all parts of Calgary in applicatio­ns for single-family building permits in February, according to the city’s planning and developmen­t department.

MAHOGANY

The southeast lake community by Hopewell Residentia­l led the city in single-family building permit applicatio­ns last year and things haven’t slowed down in 2016. It enjoyed the monthly lead for both January and February.

Last month, it had 37 applicatio­ns on the books, which is 20 more than the next most active area. Mahogany has the opportunit­y to earn its fourth straight title for Calgary’s top community. After winning the honour for the past three years, it’s a finalist once again for Community of the Year-City of Calgary at the Canadian Home Builders’ Associatio­n-Urban Developmen­t Institute Calgary Region Associatio­n SAM (Sales and Marketing) Awards.

“People love Mahogany because of its incredible year-round lifestyle, convenient location, affordable homes and lasting appeal,” says Hopewell’s marketing manager Nicole McLaws. “First-time buyers love Mahogany for its lasting value and active lake lifestyle, while families appreciate everything the lake, wetlands, playground­s and green space have to offer. Estate buyers know there’s no other address like Mahogany, with its incredible lake and island lots, alongside architectu­re and home plans that are second to none. Our builder group is unparallel­ed, as is the collection of amenities now under constructi­on, which means shopping, services, restaurant­s and more are all on their way.”

There are seven single-family home builders in Mahogany, including Hopewell, Jayman Built, Morrison Homes, Stepper Homes, Homes by Avi, Excel Homes and Calbridge Homes. Single-family homes in Mahogany start from the $360,000s.

At this year’s SAMs, Hopewell, Jayman, Stepper and Morrison all have finalists entries for homes from Mahogany.

NOLAN HILL

Like Mahogany, Nolan Hill is carrying over demand from last year’s market. The northwest community by United Communitie­s was second to Mahogany for the year-long lead in 2015 and was one of the busiest communitie­s in February.

Nolan Hill ended the month with 17 applicatio­ns to build singlefami­ly homes. This follows 21 in January, which again was secondmost for the month. Single-family homes in the community start from the $450,000s. Its builder group is comprised of Homes by Avi, Morrison, Shane Homes, Trico Homes and Sterling Homes.

Morrison and Shane are up for SAM awards in housing categories for entries from Nolan Hill.

REDSTONE

The community by Qualico Communitie­s, which is located just off Metis Trail, ended February with 14 applicatio­ns for single-family building permits. Its single-family homes start from the $390,000s and the builder group is Trico, Shane, NuVista Homes, Broadview Homes and Pacesetter by Sterling Homes.

Like Mahogany, Redstone is one of the contenders for Community of the Year-City of Calgary at this year’s SAM Awards.

Shane is up for two housing category SAM awards based on homes in Redstone.
