‘LIVABILITY’ KEY TO DESIGN SUCCESS

Every multi-family housing category at this year’s Calgary region SAMs has a builder with more than one entry in the running for the award — except one.

The 2015 Canadian Home Builders’ Associatio­n-Urban Developmen­t Institute Calgary Region Associatio­n SAM (Sales and Marketing) Awards will be announced during a gala event at the Telus Convention Centre on April 16.

These awards represent the residentia­l industry’s best performanc­es in housing, community developmen­t, renovation, sales and marketing.

Best Town Homes $300,000$359,000 is the lone multi-family housing award where each finalist entry is represente­d by a different company. The contenders are by Avi Urban, Jayman Modus, Mattamy Homes and Morrison Homes Multi-Family Division.

In no specific order, here’s a look at the contenders.

The Brio is a 1,386-square-foot plan with two bedrooms and 2.5 bathrooms in the Jayman Modus Cochrane developmen­t Rise Townhomes in Riversong.

“The Brio is ideal for the firsttime home buyer or anybody looking to downsize from a large family home,” says Sandi Serr, the company’s project marketing specialist. “This townhome features dual master bedrooms with its own ensuite, upper-level laundry, a central kitchen with separate living and dining areas for social gatherings and a flex room at the entry level, which is ideal for a home office.”

The Jasmine E is part of Willow at Sherwood, which is a developmen­t by Avi Urban in northwest Calgary. It measures 1,288 square feet and has a two bedroom and 2.5 bathroom orientatio­n.

“When you break it all down, the most successful design is also the most livable,” says Avi Urban president Charron Ungar. “At its core, the Jasmine focuses on larger room dimensions, oversized windows for plenty of natural light, and functional living spaces that focus on open floor plans and great proportion­s rather than hallways and tight quarters. Combine that with an exemplary finishing package and our mix and match selections process, and you have a home that meets our needs for what we believe the market requires.”

The Boulevard, too, can be found on Calgary’s northwest side. It’s part of Sonoma in Nolan Hill by Morrison Homes Multi-Family Di- vision. It’s 1,183 square feet and has two bedrooms and 2.5 bathrooms.

“The Boulevard is efficientl­y designed to maximize space. The plans were carefully thought-out to offer a completely different design not found in the town home market,” says Carrie Smith, marketing and customer experience manager for Morrison Homes Multi-Family Division. “The key to is to differenti­ate yourself in the condo market, offering a great space that they (first-time home buyers) haven’t seen before.”

Mattamy Homes is in the mix with its Vibe model, which is part of its Village Homes developmen­t in Cityscape. It’s a 1,412-squarefoot plan with three bedrooms and 2.5 bathrooms. “It’s on three levels and gives you three different living spaces,” says Warren Saunders, vice-president of sales and market- ing at Mattamy. “When you walk in on the garage level, it has a room that you can use as an office or a TV area. So that’s a unique part of the floor plan where it has a flexible space right on the ( ground) level. They don’t have a backyard because they are back-to-back units, so one thing we do is provide a nice over-sized balcony. These are over 100 square feet, which is unusual on this type of home.”
