FINE DETAILS KEY TO LIVABILITY

Orchard Sky condos offer efficient floor plans, free upgrades and lots of greenery

- JOSH SKAPIN

A functional floor plan with impressive specifications, a welcoming kitchen and generous greenery surrounding the development all factored into Elcina Sukhbir’s decision to move to a condo development in SkyView Ranch.

But for the retiree in her mid-70s, it’s important to be able to host her three grandchildren. And the floor plan she selected will help with that.

Sukhbir has been living with her daughter’s family in the northeast community of Tara Lake.

She recently moved a 10-minute drive away to Orchard Sky by Truman Homes, where condo homes start at $188,900, before tax.

Truman is also behind earlier SkyView Ranch developments, Skymills and SkyWest, and current inner-city builds Savoy, 1741, Glenbrook Park and Westbury Park.

Sukhbir has moved into the development’s 879-square-foot Unit A, which has two bedrooms and two bathrooms. One of the two bedroom links to an ensuite from a walk-through closet.

“I love having two bedrooms,” says Sukhbir. “I have grandkids in (Calgary) and Winnipeg, so anytime they come, they’ll have a place to sleep.

“I love how they have the two bedrooms on both sides (of the condo) and nice bathrooms on both sides, too.”

Two versions of the Unit A floor plan are on display as show suites at Orchard Sky. The development is also showcasing its 943-squarefoot C plan and the 902-squarefoot Unit D.

“The design and use of space is of the utmost importance in all of our developments,” says Tony Trutina, Truman’s chief operating officer.

“Unit A is one of our most popular floor plans. After revising the fine details over the years, based on customer feedback, it truly leaves nothing to be desired.”

Trutina points to the spacious kitchen with pantry, the walk-in laundry area and the large bedrooms.

“Everything is nice,” says Sukhbir of the standards at her condo, singling out the blinds package as a personal favourite.

Condos at Orchard Sky come with designer Elle window coverings. Flooring includes shag carpet in bedrooms, cork in the common living areas and tile in bathrooms.

“All units are fully upgraded at no additional cost,” says Trutina.

“Cork flooring, Caesarstone countertops and the Whirlpool appliance package are some of the most popular topics of conversation at the sales centre.”

They also come with a full-height herringbone backsplash and customized cabinets with texturized slab-style doors in the kitchen, and bathrooms with Taymor hardware and a full-width mirror with polished edges. The condos come with a stackable washer and dryer, as well.

Sukhbir say she likes that she can be in her kitchen cooking and still have a great view of the greenery below. Green space is something Truman takes seriously. It’s one of the fine details that contribute to the larger success of a multifamily project, says Trutina, adding Orchard Sky is no exception.

“There are countless shrubs, trees and decorative stones that give Orchard Sky a stunning cosmetic appeal,” Trutina says. “Our progressive approach to site design layout, unit layout and, of course, the landscaping really is what master-planned multi-family development is all about.”

Part of the early appeal at Orchard Sky is that some homes were ready for occupants from the get-go.

“Having property ready for possession has allowed many people to purchase at the end of their lease agreements without the need for interim accommodations,” says Trutina. “They don’t have to listen to all that comes with a construction site, either.”

Orchard Sky will launch a second phase in mid-May with 11 fully-finished show suites on display. “This will allow us to show all of the floor plans we offer at Orchard Sky,” Trutina says.

“All suites will be stylized for different type of life stages, all the while focusing in on our industry leading specifications.”
