The next stretch of Sage Meadows is poised to be a natural beauty.

Home buyers at the new 40-hectare northwest Calgary enclave will be nestled in scenic environmen­tal reserve, says the developer. The Ridge at Sage Meadows is part of the master-planned community of Sage Meadows by Genesis Land.

Beyond The Ridge, there are two further phases to Sage Meadows, consisting of 47 lots for singlefami­ly homes.

The award-winning builder group for The Ridge, Morrison Homes and Calbridge Homes, have opened pre-constructi­on sales on its 74 lots.

This includes both walkout and escarpment lots.

Homes by both builders start from the $800,000s.

“Every lot here borders on environmen­tal reserve,” says Arnie Stefaniuk, vice-president of land developmen­t for Genesis. “This is unique in Calgary.”

He says this helps strike a balance between feeling removed from busy city life, while being well within reach of the essentials. The property is located off Symons Val- ley Parkway in an amenity-rich end of Calgary.

“You get the best of both worlds,” Stefaniuk says.

“You get all the convenienc­es of the city, because everything is so close by.”

He singles out shopping opportunit­ies at nearby Beacon Hill Shopping Centre and Creekside Shopping Centre and the quick drive to CrossIron Mills Mall. Then there’s the connectivi­ty through Stoney Trail, Deerfoot Trail and Shaganappi Trail.

“All of your city convenienc­es are there, but again, you’re totally surrounded by environmen­tal reserve, so you can remove yourself from the hustle and the bustle of the city as soon as you enter this subdivisio­n,” says Stefaniuk.

The Ridge has 33 hectares of open space including the environmen­tal reserve.

“We have eight ponds here, you have West Nose Creek flowing through, and intermingl­ed between the creeks and ponds are pathways,” Stefaniuk says.

There are also 400 metres of pathways, which tie into a citywide network to the east, south and west of the site, says the developer.

“You are totally linked in if you are into biking and hiking,” adds Stefaniuk.

Both builders will start constructi­on on show homes soon with an expected opening of March 2017. In the meantime, Calbridge is selling from its show homes and sales centre in nearby EvansRidge at 107 Evansridge View. Morrison is advising potential buyers to register for informatio­n at Morrisonho­mes.ca

Morrison’s floor plans in the community range from 2,276 to 3,097 square feet and Calbridge’s range from 2,259 to 2,823 square feet.

For both builders, the appeal to the community was clear.

“I think it’s the untouched natural reserve that is the biggest draw of this area,” says Sam Hudson, Morrison’s marketing director. “I think the north, just in general, is experienci­ng a high demand. So having this natural amenity right in your own backyard, I think is highly sought after, and just a beautiful piece of land.”

Calbridge sales manager Dan Hippe agrees. “It’s a beautiful setting, small enclave, private entry,” he says.
