CARNABY HEIGHTS CALLING

Convenient Nolan Hill developmen­t is a perfect fit for this couple’s first home

When Alicia Ogley and Adam D’Amico were deciding on which end of the city to buy their first home, Nolan Hill stood out.

A big part of choosing the northwest Calgary community, with access points off Sarcee Trail, Shaganappi Trail and 144th Avenue N.W., was the opportunit­y for convenienc­e.

“We just moved back to the city from a small town, so we didn’t like the idea of having to drive far to get to the things that we needed,” Ogley says.

There’s a commercial developmen­t with a grocery store in the community. Beyond that, a broad selection of shopping opportunit­ies, coffee shops and places to eat are just a few minutes away.

“It’s extremely close to Costco, Walmart, Sobeys and Superstore,” says Ogley. “Nolan Hill has everything right there.”

Nolan Hill boasts a charming Irish theme, which the couple were fans of, as well.

A job opportunit­y for D’Amico saw the couple spend the past few years renting in Fort Smith, N.W.T., during which time, they were able to save up enough to afford their first home purchase. He’s a pilot and Ogley’s an assistant manager at a bank.

They bought and moved into a townhome at Carnaby Heights in Nolan Hill, a developmen­t by Jayman Built Multi, earlier this year.

A sales centre and show homes for the developmen­t are at 402 Nolancrest Heights N.W.

Jayman also has attached developmen­ts in EvansRidge, Legacy and the Cochrane communitie­s of Sunset Ridge and Riversong.

Prices at Carnaby Heights start at $305,000, including the tax.

Area manager Helena Kipp says the developmen­t includes valuable green space, offering more than “15,000 square feet of extensivel­y landscaped park area complete with a playground for children, walking paths, benches, a community garden.”

When complete, the developmen­t will have 112 townhomes across 22 buildings.

There are six floor plans, ranging from 1,198 to 1,725 square feet. They are available in single, tandem and double car garages. Most include a full-length driveway.

Kipp says the selection includes “thoughtful designs and a variety of price points to choose from.”

D’Amico and Ogley picked the Serendipit­y end unit, which is 1,373 square feet and has two master bedrooms.

Having another bedroom with its own bathroom has come in handy.

“It has been very well used,” Ogley says. “A lot of our pilot friends, from up north, when they come down to Calgary, they stay with us. So we’ve had probably three or four different people stay with us so far.”

Ogley has brothers who have stayed with the couple, making use of the bedroom, as well.

“I also use the closet in that other room,” says Ogley, laughing. “I have two closets — Adam gets one.”

The couple also liked that the townhome had a garage and an open-concept main floor.

“We really wanted an open floor plan, so if I’m in the kitchen and Adam is in the living room, we can see each other and talk to each other. It doesn’t feel like we’re separated,” Ogley says.

She liked the kitchen, as well, and was pleased to get quartz counters.

One of the couple’s considerat­ions when deciding where to buy was the availabili­ty for a quick move. So they bought a townhome that was already under constructi­on.

“We actually missed the phase where we got to pick the (selections) of our home.” Ogley says. “I don’t think I could have picked any better if I had done it myself. We really lucked out with this place.”

Kitchens at Carnaby Heights are “designed to be spacious and functional,” says Kipp. They include plenty of counter space, 39-inch upper cabinets, with doors and drawers that have soft close hinges.

They also feature a stainless steel Samsung appliance package. Certain plans have large windows above the sink.

These townhomes are also equipped to cut down on monthly utility costs. They include energyeffi­cient features such as a heat recovery ventilatio­n system, a 96 per cent high efficiency furnace, water-saving toilets, a Navien tankless water heater, drip humidifier and triple pane windows with low emissivity glass.
