VALUE A DRAW FOR FIRESIDE
Vantage finds eager buyers for its rapidly expanding neighbourhood in Cochrane
Townhome buyers have an affordable new opportunity in the heritage town west of Calgary.
Award-winning builder Calbridge Homes brings on the next phase of its Vantage Fireside development in Cochrane today. Prices start at $184,900, plus tax.
“We are really seeing the value proposition,” says Dan Hippe, Calbridge’s sales manager. The new release includes 24 townhomes priced at $200,000 or less, before tax.
Calbridge also builds singlefamily homes, villas and duplexes. Including Fireside, the company is part of 10 communities across the Calgary area.
“It’s really exciting,” Hippe says of Vantage. “We’ve had a lot of pentup interest prior to the launch.” In response to that demand, the builder will hold a draw to randomly set the purchase order. As names are drawn, participants will be scheduled a time to sit down with a Calbridge staff member and pick their home. Those in the draw will have paid a refundable $500 deposit. People who walk in without preregistering will be entered into a separate draw. They’ll be given the chance to pick once the first group is done selecting, says the builder. Mortgage specialists will also be on site to assist anyone who hasn’t been pre-approved. However, the builder advises potential buyers to be pre-approved prior to visiting the sales centre. There are 125 townhomes in the latest phase of Vantage and there will be 200 at build out.
The new phase has three floor plans to pick from. There are bungalow townhomes with an undeveloped basement on the main level with two-storey townhomes stacked above them.
The bungalows are the Assiniboine, which is 903 to 989 square feet, and the Galwey, which is 1,175 to 1,184 square feet. Assiniboine has two bedrooms and one bathroom and Galwey has two bedrooms and two bathrooms.
The two-storey townhome is the Chester, which is 1,130 to 1,172 square feet, and in a two-bedroom and 1.5 bathroom format. This floor plan also boasts two large balconies.
For parking, bungalows come with a covered carport and the Chester has an assigned outdoor spot, say the builder.
At press time, the opening phase of Vantage Fireside had 20 townhomes still available. These options have a two-car attached garage and start from $315,000, before tax.
Along with homes, the development’s location plays an important role, says Hippe.
Fireside is a master-planned community by La Vita Land, just off Cowboy Trail, on Cochrane’s southwest side. “The community has come a long way in the last five years,” says Hippe.
This includes the two scenic wetlands that Fireside is designed around — Bullrush and Cattail Park. Adding to its familyfriendly appeal are features such as sports fields, playgrounds and a K-8 school that’s set to open next year.
The community also boasts a planned 20,000-square-foot commercial hub that’s expected to open to the first phase of vendors in 2017, as well.
A Tim Hortons and Shell gas station are open in Fireside already.
“For someone looking for that unique, quaint atmosphere that Cochrane has to provide, but (new communities) that are providing all the amenities that required for today’s savvy buyer, Fireside has all of those boxes checked off,” says Hippe.
