North the hot spot for 2016 multi-family building permits

Demand for new multi-family developmen­t in Calgary last year was led by communitie­s on the north side of the city.

Four of the six busiest communitie­s for permit applicatio­ns to build multi-family developmen­t in 2016 were in either northeast or northwest Calgary, says the city’s planning and developmen­t department.

Cornerston­e, which held a formal community launch in October of last year, paced all communitie­s with 41 multi-family permit applicatio­ns, says the city. The community by Walton Developmen­t and Management sits east of SkyView Ranch in northeast Calgary.

“Market demand has been consistent­ly strong for condominiu­m product in northeast Calgary, as was reflected in Walton’s adjacent SkyView Ranch community,” says Kendra Milne, Walton’s vice-president of marketing.

“Our partners are busy putting their plans and designs together for these Cornerston­e options, with exciting product launches in 2017 and 2018.”

Truman Homes, which is one of five builders in the community, looks to bring its Yorke Townhomes and an apartment-style condo developmen­t called Novella to Cornerston­e in 2017.

“It’s the way the market has been headed for quite a while now,” says Oliver Trutina, Truman’s vicepresid­ent. He said affordabil­ity is a major factor in this economic climate “and all our developmen­ts including Cornerston­e address that.”

Other attached product currently offered in Cornerston­e include street-oriented townhomes by Shane Homes and Jayman Built.

Following Cornerston­e were 17 multi-family building permit applicatio­ns from Copperfiel­d in southeast Calgary, 16 each from Nolan Hill and Cityscape, and 15 each from Evanston and Silverado, says the city.

Copperfiel­d is a community by Hopewell Residentia­l with apartment- style condos and townhomes. Brad Remington Homes is offering condos and Hopewell has townhomes, while StoneCroft has developmen­t in both segments.

Cityscape by Mattamy Homes is in the city’s northeast. All homes in the community, accessed off Metis Trail, are built by Mattamy, including townhomes.

Nolan Hill is a northwest Calgary community by United Communitie­s. It has townhome developmen­t by Cardel Lifestyles, Morrison Homes Multi-Family Division, Jayman Built, and Cedarglen Living.

Staying in northwest Calgary’s Symons Valley corridor, Evanston by Qualico Communitie­s has townhome developmen­ts by Brookfield Residentia­l, Partners Developmen­t Group, and Streetside Developmen­t.

Silverado, near Spruce Meadows in Calgary’s southwest, is selling townhomes from Streetside and Avi Urban.
