Visitors can now have a first glimpse
Brookfield Residential is raising the curtain on its new community in north Calgary on Saturday, slated to span about one-third the size of Okotoks, with 17 new show homes.
Livingston is on land straddling Centre Street, west of Deerfoot Trail, and expected to one day be home to around 30,000 people.
Other communities by Brookfield include Auburn Bay, Symons Gate, and Cranston’s Riverstone.
Livingston will formally launch its first show homes, with models displayed by Jayman Built, Morrison Homes, Cedarglen Homes, Brookfield, and Avi Urban. Homes by Avi will open a sales centre, too.
They open alongside an event in the community starting shortly after 1 p.m.
The show homes include four residential segments. While typically the various home styles would be presented in different areas of the community, Livingston brings them all to one “mixed streetscape,” says Jessie Seymour, Brookfield’s senior manager of strategic marketing.
“We were able to line up our show homes next to each other to have a great customer experience,” says Seymour. “When people arrive, they don’t have to drive all over the community. The show homes are all at one stop and you can walk to every one of them.”
Front drive single-family are on both traditional lots and in a zero lot line format on 29-foot lots. The homes on traditional lots start from $470,000s and zero lot line homes start from the $420,000s. Meanwhile, the community’s laned single-family homes start from the $345,000s, duplexes start from the $340,000s, fee-simple street towns start from the $370,000s, and apartment-style condos are available from the $190,000s.
Seymour says Brookfield’s target is to have 70 per cent of homes in Livingston for less than $450,000.
Front-drive single-family show homes are Jayman’s floor plans, the Reunite and Emerge, Cedarglen’s Macleod and Coronation, and Morrison’s Oakland and Everett.
The laned single-family homes are through Brookfield and Morrison, as well. Morrison’s show homes are the Jasper, Arista and Soho, and Brookfield’s are the Belvedere III, Leighton, and Carlisle II.
Brookfield’s also in the duplex segment, displaying its Cypress, Sequoia, Linden and Wicklow models. The Wicklow is a new floor plan for Brookfield. For people in the market for an apartment-style condo, Avi Urban is opening a sales centre and show suite for its Maverick development. The A1 floor plan, 558 square feet in a one bedroom and one bathroom format, is showcased in the community. Homes by Avi will open a sales centre for its fee-simple street town development during today’s launch, but will add show homes for five floor plans this summer.
Livingston is Alberta’s first com- munity where residential sprinklers will be mandatory. This includes the lineup of show homes, giving potential buyers a look at how they appear in the home.
“It’s almost like a challenge for people to go and find them,” says Seymour. “I think some people may have in their minds what sprinklers look like. The new residential sprinkler technology is quite amazing in how it adds this layer of safety to your home but it’s esthetically pleasing.”
Livingston is one of the first communities in Calgary approved under the new municipal development plan. This opened the doors for Livingston’s plans to include a major activity centre and urban corridor along Centre Street. A planned stop for the proposed Greenlight LRT extension is part of this development, as well.
“We’re going through the planning process with the city on that right now that we’re hoping to wrap up and get council approval towards the end of this year,” says Brendan McCashin, senior development manager with Brookfield. “If all goes well, we should have a better idea of what that area will look like at the tail-end of 2017. Then we can start looking toward design and tenant mix.”
McCashin says tenants in this segment of the community are estimated to created about 7,000 full-time jobs.
