CANALS, PATHWAYS BECKON AT BAYVIEW

New Airdrie community by Genesis Land offers residents key connection­s amid open green space

Sales are underway for homes in a new Airdrie community that puts residents near long stretches of pathways, generous green space, and scenic canals.

Bayview is the latest Airdrie community by Genesis Land.

“One of the things is the recreation­al opportunit­ies, with all the pathways,” says Arnie Stefaniuk, vice-president of land developmen­t at Genesis Land.

“There are so many canals that all have a different feel along the pathways.”

These canals widen into community pond features.

Then there’s the planned 20.5 acre (8.2 hectare) park.

“When we put in this large green area, it will have a totally different feel there, too. What we’re trying to do is make one of the key open spaces in Airdrie, within Bayview. This isn’t a little neighbourh­ood park — we’re making a comprehens­ive, open green space.”

Genesis Land started work on the west side of Airdrie in 1997 with about 340 hectares (840 acres). The developer has since worked its way through somewhere between one-half and twothirds of this land.

“Instead of having one huge community, we decided to break it up into three sister communitie­s,” says Stefaniuk.

They include the Canals, Bayside, and now Bayview.

The newest community recently went through a “reconceptu­alized plan ... modernized to meet today’s market demands,” Stefaniuk says.

He calls the current version a “fully mixed-use integrated community that meets all housing types.”

At build-out, Bayview will have about 2,000 residentia­l units.

The current phase of single-family homes has Stepper Homes and Genesis Builders Group, which are both currently selling in the community.

A grand opening event featuring two show homes from each builder is slated for September.

On the single-family side, both Stepper and Genesis have singlefami­ly homes with a single-car front-attached garage, and others with a two-car front-attached garage. In the community overall, the single-car garage segment is available from the $390,000s, and two-car garage homes are on tap from the $430,000s.

Genesis is currently selling into Bayview out of existing show homes in nearby Bayside, located on Baywater Way S.W. For Stepper Homes, potential buyers are encouraged to contact the builder through its website at stepperhom­es.com

Adding to the benefits for residents who chose to move to Bayview, Stefaniuk says it’s an area of Airdrie that will allow its residents to enjoy some key connection­s. This starts with the proximity to establishe­d retail developmen­t along 8th Street S.W.

“Everything is there,” he says. This includes a Sobeys grocery store, Tim Hortons, and multiple restaurant­s.

“Downtown is not far,” he adds. “It’s an easy walk or bike ride away.”

He also points to the community’s quick access to Yankee Valley Boulevard, a link that “gets you in and out of Airdrie, in an east-west direction, very quickly.”

Residents will also appreciate the distance to CrossIron Mills Mall and the Calgary Internatio­nal Airport, he adds.
