LIVINGSTON LEADS THE DEMAND FOR NEW HOMES
North-end community by Brookfield Residential posts 48 applications for permits to build last month
A new community on the north end of Calgary led demand for singlefamily home construction in June, while Mahogany carried the pace through the first six months of 2017.
Builders in Livingston by Brookfield Residential posted 47 applications for permits to build singlefamily homes, the most of any community in Calgary last month, says the city’s planning and development department.
The community, on land straddling Centre Street, west of Deerfoot Trail, is 519 hectares, making it about one-third of the size of Okotoks.
Its builders include Morrison Homes, Cedarglen Homes, Jayman Built, Brookfield, Homes by Avi, and Avi Urban.
“We are pleased with the performance of our builder group who have been exceptionally successful in launching this community and are eagerly awaiting the release of new lots which we expect to happen before the fall,” says Careen Chrusch, Brookfield’s senior manager, strategic marketing, on Livingston.
“We are excited to introduce new builders, innovative home types and park amenities to serve all niches of the new home market in the north.

Livingston is one of the first communities in Calgary approved under the new municipal development plan. This opened the door for plans for the community to include a major activity centre and urban corridor along Centre Street.
Livingston is also the first community in Alberta where residential sprinklers will be mandatory in all homes. This includes its lineup of show homes, giving potential buyers a look at how they appear in the home.
Following Livingston last month in applications for permits to build single-family homes were the southeast community of Mahogany by Hopewell Residential with 40, and 31 in Cornerstone by Walton Development and Management.
Cornerstone, located off Metis Trail, has Jayman, Pacesetter by Sterling Homes, Shane Homes, Truman Homes, and Morrison Homes as its builders.
Once the Cornerstone area is fully developed, it will contain around 38 hectares of park and school space, 14 kilometres of pathways and 72 hectares of natural wetlands. It’s also planned to include a major activity centre that will boast a combination of residential, commercial and retail opportunities, such as a future grocery store.
The same three communities that led the month of June, were also the busiest over the first six months of 2017.
Half way through the year, Mahogany led with 207 applications for permits to build single-family homes, followed by 171 in Cornerstone, and 141 in Livingston, says the city’s planning and development department.
Mahogany, a community fea- turing the largest freshwater lake in Calgary, has led the year-long single-family count, for the past three years.
Its builder group has Calbridge Homes, Excel Homes, Homes by Avi, Hopewell, Jayman, and Morrison Homes.
“The Hopewell Residential team is thrilled that Mahogany continues to lead all Calgary communities with regards to singlefamily building permits,” says Hopewell marketing manager Nicole McLaws. “This speaks to the incredible desirability Mahogany has a community with its 63-acre (26-hectare) lake, wide variety of retailers, and 265 acres (107 hectares) of green space and playgrounds to enjoy.
