Rocky Vale Green offers ‘small estate pocket’ in northwest

A boutique developmen­t exclusive to Calbridge Homes is giving home buyers a new opportunit­y within the establishe­d neighbourh­ood of Rocky Ridge.

Pre-constructi­on sales are now open at Rocky Vale Green by La Vita Land. This is the same company that’s behind Cochrane communitie­s Fireside and the Willows of River Heights.

Rocky Vale Green is comprised of 20 home sites, all belonging to Calbridge. Prices for the home, lot and GST start from the $890,000s.

On the appeal of this stretch of land, La Vita’s director of land developmen­t Justin Mauro points to what he calls a “great location within a developed area.”

This includes easy access to Country Hills Boulevard and Crowchild Trail, and convenienc­es at Rocky Ridge Shopping Centre anchored by a Co-op grocery store, Royal Oak Centre with a Sobeys grocery store, and Crowfoot Crossing, an expansive commercial developmen­t featuring a movie theatre.

It’s also walking distance to Shane Homes YMCA, slated to open in early 2018.

“To do a small, estate pocket in this area with so many establishe­d amenities made a ton of sense,” says Mauro.

The 1.61- hectare ( four- acre) stretch of land sits immediatel­y east of a large municipal reserve within Rocky Ridge earmarked for a future school site.

All lots at Rocky Vale Green range from 40 to 49 feet wide. Mauro says 15 of the 20 homes will back on to green space, part of what inspired the use of green in the developmen­t name, and the rest are interior lots.

A portion of the homes at Rocky Vale Green will boast views of the Rocky Mountains from their upper levels, says Mauro.

Calbridge is offering 13 floor plans with three- and four-bedroom orientatio­ns and two-car or three-car attached garages. One of the floor plans available is a bungalow that’s now displayed as a show home in Legacy.

“We’ve got plans that have that natural exposure, that have impactful windows, vaulted ceilings,” says Eelco Kleinleuge­n- mors, who works in architectu­ral planning and developmen­t for Calbridge. “We have that character throughout the main and upper floors.”

The floor plan lineup includes options that either put the bonus room at the front or back of the second storey.

“Depending on where you want your views to be and your lifestyle, it makes sense to have multiple options on your upper floor layout, as well,” Kleinleuge­nmors says.

These homes will be built with architectu­ral exterior designs including French Country, Craftsman, and Prairie. Kleinleuge­n- mors says these “elevate that true estate feel in the community.”

A show home at the developmen­t is expected to open in late spring 2018.
