Octave hits the right notes with location, interior options
People in the market for a townhome in north Calgary may find that a new development by Brookfield Residential is in tune with what they’re looking for.
Earlier this month, the builder opened pre-construction sales on the Octave in Livingston, a new master-planned community by Brookfield’s land development division that straddles Centre Street, west of Deerfoot Trail.
“The location within Livingston is absolutely amazing,” says Kelly Halliday, Brookfield’s business development manager. “It’s close to the future corridor of Livingston, which will allow people to have close access to work, shop, and play.
“There’s really close access to Stoney Trail, it is close to the future residents’ association, so it really is close to the hub of everything in Livingston.”
Livingston is one of the first communities in Calgary approved under the current municipal development plan. This helped make it possible for a major activity centre and urban corridor along Centre Street to be included in the community plan.
Along with the recent townhome launch, Livingston also offers apartment-style condos, street-oriented townhomes, semidetached, laned homes and frontdrive single-family homes.
The Octave will build out to 129 townhomes, including both stacked single-level and multilevel formats.
Potential buyers can pick from eight floor plans in one-, two- and three-bedroom orientations, ranging from 742 to 1,240 square feet.
They all come with either a single car, double car or tandem attached garage.
Stacked single-level townhomes start from the $250,000s and twostorey townhomes start in the low $300,000s. In both cases, the price includes the GST.
These homes come with stainless steel appliances, vinyl plank flooring, tile in the entry, bathroom and laundry areas, and choice of a variety of backsplashes.
“For home owners to personalize their home we’re sending them to our Livingston gallery, which is where they’ll work with an interior designer to pick all of their interior selections,” Halliday says.
The Livingston gallery is part of the presentation centre for Brookfield’s semi-detached and singlefamily homes in the community.
“We have put together style collections that our home owners at the Octave will be able to choose from,” Halliday says. “But it is a unique experience that ( buyers will be) doing their selections with an interior designer.”
Four show homes for Octave are slated to start construction in November and open in mid-2018. In the meantime, people interested in seeing full-scale examples can visit the show homes that are open at the Link at Symons Gate in northwest Calgary, another development by Brookfield with comparable floor plans on tap.
At the Octave, Halliday says the architecture features clean lines with Hardie exterior, metal-clad windows and a metal roof detail.
The Octave follows Retreat in Riverstone, another townhome site by the builder that launched in the southeast Calgary community of Cranston’s Riverstone this past September.
