TOWNHOMES UNVEILED IN SUNSET RIDGE

Variety of floor plans offer three bedrooms and mountain views in Cochrane community

People in the market for a townhome have three new reasons to visit a scenic community on the north end of Cochrane.

A fee-simple townhome developmen­t by Excel Homes in Sunset Ridge will unveil full-scale examples of what it can provide potential buyers today at noon. This includes three fully-staged show homes.

The floor plans showcased include the 1,337-square-foot York, the 1,622-square-foot Crosby and the Beckett at 1,669 square feet.

There’s a lot to like about each of these show homes, says Excel’s marketing manager Carrie Smith.

For instance, “The three-storey York (will) entice with its double bay garage and expansive deck,” she says.

“On the main level, you’ll find a gourmet chef’s kitchen which leads into the spacious dining nook and great room. Upstairs there’s plenty of storage, a handy laundry room and three bedrooms, including a beautiful master with ensuite.”

Each of the show homes has a three-bedroom orientatio­n and views of the Rocky Mountains.

Part of what makes living in Cochrane appealing is its proximity to the rivers and the mountains.

To accommodat­e the items that come with an active outdoor lifestyle — such as skis, snowboards, kayaks, and camping equipment — the townhomes have a triple car garage, which can be used as additional storage or to fit a third vehicle.

If the buyer chooses to have a double-car garage instead, they have the option to add a fourth bedroom, bathroom or flex room on the ground level.

The developmen­t is nearly 50 per cent sold and its current starting price is $299,900. They come with a fully landscaped front yard with a patio and a wrought iron fence.

Townhomes at this developmen­t will be available for quick possession in December.

There are five floor plans available at this developmen­t, ranging from 1,336 and 1,669 square feet.

This developmen­t is fee-simple, which means the buyer owns and is responsibl­e for the exterior of the home and the land it sits on. As a result, there’s no need for a condo board or condo fees.

Sunset Ridge is a community master-planned by Melcor Developmen­ts.

It boasts an eye- catching 2.6-hectare pond surrounded by two hectares of park space.

It’s also home to a new school. In autumn 2016, RancheView School, for kindergart­en to Grade 8 students, opened in Sunset Ridge.

The sales centre is located on Sundown Terrace and open 2 t 8 p.m. Monday through Thursday, and noon to 5 p.m. on Fridays and weekends.
