SETON EXPANDS OFFERINGS

Single-family homes launched

- JOSH SKAPIN

One of Calgary’s largest mix-used developments is now offering options for people who are in the market for a single-family or semidetached home.

Pre-construction sales are available for laned single-family homes from Trico Homes and Brookfield Residential in Seton, which is located near the community of Auburn Bay in southeast Calgary. Brookfield is selling semidetached homes here, as well.

Seton first became a landing spot for homebuyers in late 2016, when Cedarglen Living launched its apartment-style condo development Seton Park Place.

Cedarglen Living has since opened sales on Seton Park Place II, and Rohit Communities and Avalon Master Builder have joined with multi-family developments dubbed Stile Seton and Zen Urban District, respectively. Stile has both townhomes and condos and Zen is strictly townhomes.

“Single-family homes coming to Seton is bringing Brookfield Residential that much closer to the fully realized community that we have worked towards,” says Tannis Anstey, Brookfield’s marketing manager.

POSITIVE RESPONSE

“Brookfield Residential recently began selling single-family homes, and the response has been very positive,” she adds. “Some have been waiting eagerly, many come in saying they were coming out of Superstore and looked over to see we are selling homes and are so excited.

“We’ve had first-time homebuyers, some who are looking to move from their existing home into a new home, as well as right-sizers,” she adds.

Trico has three floor plans, ranging from 1,535 to 1,730 square feet and Brookfield has three floor plans, ranging from about 1,530 to 1,790squarefeet. Both builders are selling from the high $300,000s.

For its semi-detached options, Brookfield has four floor plans, ranging from about 1,370 to 1,700 square feet. These are from the $350,000s.

And Seton’s builder group will soon be even bigger.

In the coming months, Cedarglen Homes and Jayman Built will launch move-up front drive singlefamily homes

Trico will also be bringing a townhome development to Seton, while Jayman introduces a fee-simple street town development, which will not have condo fees.

Seton, which is by Brookfield, measures 238 hectares (700 acres ). It will contain up to 1.5 million square feet of office space and one million square feet of retail space.

Seton will also include a high school, large recreation centre, movie theatre and assisted living/ nursing home.

Cine pl ex Cinemas Set on and VIP is slated to open sometime in 2018, and Joane Cardinal- Schubert High School is expected be ready this autumn. The high school will be available for students from grades 10 to 12.

The Seton Recreation Facility YMCA is scheduled for a January 2019 opening. It’s 330,000 square feet and will include, among other features, a water park, 10-lane competition pool, leisure pool, two multi-purpose ice rinks, three gymnasiums, fitness centre and full-service library.

Seton’s North Retail District is 190,000 square feet and its first phase is now under construction. Its anchor tenant, MEC, is expected to open in summer 2018, with the rest slated to follow between late summer and autumn of this year.

So far, the tenants announced include CIBC, Opa!, Tim Hortons, Boston Pizza, and RBC.

Seton is already home a wide assortment of established businesses — including grocery stores — and Calgary’s newest hospital, the South Health Campus.
