OPEN, CONNECTED MAIN FLOOR JEWEL IN CORONATION’S CROWN

Single-family home boasts airy atmosphere in north Calgary’s Livingston community

One of the benefits of an openconcep­t is that quality time with family can happen without everyone being in the same room.

Walls don’t get in the way of conversati­ons, views, and the distributi­on of sunshine across the main floor’s most-used spaces.

A shining example of a bright, well-connected main floor is the Coronation by Cedarglen Homes. This 2,038- square-foot, singlefami­ly home with a front-attached, two-car garage is displayed as a show home in the new north Calgary community of Livingston.

Part of what gives the back end of the main floor an open an dairy feeling is that stairs are found up front.

Rather than joining the home’s primary social spaces, a horizontal staircase with access points to the developed basement and second level, respective­ly, on either side, is just off the front foyer.

Not only is this useful for opening other parts of the layout, but it provides architectu­ral interest, as well.

The kitchen and all of its features are along one of the side walls and face a central great room with a contempora­ry elongated fireplace and rear-facing dining area.

In the kitchen, there’s an abundance of counter space, including an additional stretch that’s staged in the show home as a handy work area. It’s easy to imagine a laptop open for convenient access to recipes, or the children of the family polishing off homework as their parents put the finishing touches on dinner.

The kitchen has an attractive set of features with a stylish full-height back splash and stainless steel appliances, including a chimney-style hood fan. There’s also a well-sized island with as ink and extended eating bar that comfortabl­y seats four people.

The show home is presented with four bedrooms, including three on the second level and another in the basement.

In the master bedroom, the ensuite and walk-in closet have the same point of access. This makes it easier for couples where one partner needs to get up earlier than the other. They can avoid being disruptive by having everything they need to get ready behind one door.

The ensuite has a shower with a glass door, and dual vanities under a full-height and full-width mirror.

Along the front of the second floor, the family of the home has a welcoming place to sit and relax. Five substantia­l windows give the spacious bonus room plenty of natural light.

There’s a large laundry room on the second floor. It has a front-load washer and dryer and shelves for storing detergents, bleaches and fabric softeners, too.

Livingston by Brookfield Residentia­l straddles Centre Street, west of Deerfoot Trail. The site measures 519 hectares, making it about one-third of the size of Okotoks.

The community is one of the first in Calgary approved under the current municipal developmen­t plan. This helped make it possible for a major activity centre and urban corridor along Centre Street to be included in the community plan.
