BONUS ROOM BRINGS FAMILY SPACE TO UPPER LEVEL OF TOWNHOME

The Loop in Evanston model features bright, flexible spaces

An area to enjoy a great conversati­on, binge watch a series on Netflix, or even devote to a children’s play room.

The beauty of the second-floor bonus room is that it bends to any number of household needs.

While this type of space is typically reserved for larger singlefami­ly homes, StreetSide Developmen­ts demonstrat­es what an appealing addition it can be to a townhome, too.

The Car mine 16 is one of the show homes presented at the builder’s new northwest Calgary developmen­t, the Loop in Evanston.

It’s a thoughtful­ly planned, 1,267-square-foot, three-storey model with two bedrooms, 2.5 bathrooms and tandem car attached garage.

While cosier than a typical single- family bonus room, the second level has a functional central flex space. In the show home, it’s staged with seating around a flatscreen TV mounted on the wall. There’s a desk and chair in the space, as well.

With two bedrooms, this floor plan works for a variety of living arrangemen­ts, including roommates, a rental tenant to offset mortgage costs, guest room and young couple with children.

In all cases, the flex area serves as a privacy buffer between the two sleep spaces.

This area is also a hub for storage. There’s a walk-in closet in the flex space and storage closet and linen closet next to the top of the staircase across from it.

The master bedroom is nine feet five inches by 10 feet and gets plenty of natural light through a large window. It has an ensuite with spacious walk-in closet.

Just outside the master is a convenient­ly placed laundry area with a stacked front-load washer and dryer.

The other bedroom has a walk-in closet, too. While it doesn’ t have an ensuite, a full bathroom is just a few steps from the bedroom door.

On the main level, things are open-concept and bright — and the kitchen sets the pace.

With an L-shaped cooking space that’s larger than average in size, dinner preparatio­n can be a team effort. There’s plenty of counter space, so when it comes to chopping, dicing, and seasoning multiple people can not only chip in, but spread out.

The show home displays white cabinets, a white subway tile backsplash and stainless steel appliances, including-an-over-the-range microwave. Its sink is part of an extended eating bar that faces a central dining area and rear-facing great room.

Storage isn’t a concern with its generously sized pantry.

The kitchen also connects to the outdoors, with a front-facing balcony. It’s easy to imagine whipping up a Saturday morning breakfast, and then retreating to the outdoor space with a cup of coffee to enjoy the fresh air. This is one of two outdoor living space son the townhome. The other isa patio accessed from the ground level.

The Loop will develop in four phases, with each focusing on a different landscape theme, including the Foothills, Rocky Mountains, Parkland and Grassland.

Evanston is by Qualico Communitie­s and located within the city’s Symons Valley corridor. Its location provides quick access to substantia­l retail complexes such as Creekside Shopping Centre and Beacon Hill Shopping Centre. Within the community itself, a smaller hub called Evanston Towne Centre is anchored by a Sobeys grocery store.
