Charming Mattamy Homes duplex boasts farmhouse style, rear-attached double garage

An attached garage, natural light through the front of the home, and low maintenanc­e outdoor living can be a hard-to-find combinatio­n for duplex buyers.

These features are weaved together at Mattamy Homes’ duplex lineup in Carrington — including, displayed as a show home, the 1,781-square-foot Selkirk floor plan.

Mattamy master-planned the new northwest Calgary community, reaching 159 hectares, east of Evanston along 14th Street N.W. and is building all of the homes within it.

The Selkirk has three bedrooms, 2.5 bathrooms and, like the rest of the floor plans in this segment, a rear-attached double car garage.

The rear-drive format accomplish­es a few things that some buyers will feel works in their favour, one of which is the exterior esthetic. Not having a garage at the front of the home allows there to be more of an emphasis on the architectu­re. In this case, it’s a charming farmhouse style with a neighbourl­y full-width porch.

It also allows for a loosening of the reins on the interior design. Without a front garage — as shown with the Selkirk — there’s an ability to put large windows up front.

As a result, the front stretch of the home can be used for one of its prime social spaces. Here, it’s the dining area.

It’s easy to imagine a spring or summer dinner enjoyed in direct natural light.

With the garage behind the home, covering where a backyard might be, when it comes to spending time in the fresh air, there’s a private courtyard on the side of the floor plan. Downsizers and busy young families will appreciate how low maintenanc­e this format is.

Inside the home, the kitchen is centrally located and features cabinets with glass fronts, a full-height backsplash, and stainless steel appliances, such as a microwave built into the island.

The well-sized island also boasts a sink and extended eating bar that seats three people. Across from the primary kitchen features, the show home displays a wine fridge under a built-in wine rack.

When it comes to gathering spaces, the great room is a welcoming combinatio­n of space and sunshine. It measures 19 feet two inches by 13 feet four inches, dimensions comparable to what one might find in a move-up single-family home. This provides the room needed for generously sized pieces of furniture, and the ability to circulate with ease.

Light comes from two directions — with a window along the courtyard wall, and two more flanking a fireplace on a side wall.

The fireplace is elongated and has a television mounted above it.

The back end of the main level has a sunken mud room with a coat closet and built-in shelves.

On the second level, the master bedroom is a gem. It’s 13 feet 10 inches by 12 feet six inches and has windows on both outward walls. Just outside of the ensuite, there’s a handy desk setup across from a well-sized walk-in closet. The ensuite has a shower with tile and a glass door, and dual vanities — with plenty of counter space for storing hair and hygiene products — under a full length and full width mirror.

A full-width and full-height mirror is also featured in a full bathroom on the second floor.

It has stylish subway tile in the tub and shower, and a smaller version of a similar pattern as the backsplash for the vanity.

The two secondary bedrooms are similar in size and sit across the hallway from a laundry room with a front-load washer and dryer.

Mattamy launched Carrington in autumn 2017. Among its features are the $3 million, 0.9-hectare Greenway Park, a skateboard area, and eye-catching public art featuring an intricate leaf design.
