McKenzie Towne leads the city in resale of townhomes

A master-planned community in southeast Calgary has led all ends of the city in resale of townhomes in 2018.

McKenzie Towne carries the pace with 27 townhome sales through Calgary’s resale market between Jan. 1 and the end of May, says the Calgary Real Estate Board. Seven of these transactio­ns made last month.

Access points to the community include Deerfoot Trail, 52nd Street and 130th Avenue, which features an extensive commercial complex, including a Walmart Supercentr­e and Real Canadian Superstore.

The benchmark price on townhomes in McKenzie Towne last month was $315,100, up one per cent from the same month in 2017, says CREB.

Here are five other things about resale of townhomes in Calgary this year:

1. McKenzie Towne is one of three Calgary communitie­s with at least 20 sales of townhomes year to date in 2018. The others are the inner-city neighbourh­ood of Killarney/ Glengarry with 25 and West Springs with 21.

2. The sharpest year-overyear increase in new townhome listings last month belonged to an area CREB defines as northwest Calgary. Its 65 additions to the market in May was up 33 per cent over the same time in 2017. Rocky Ridge led all northwest Calgary neighbourh­oods with 12 new listings.

3. People looking for a previously owned townhome in Calgary last month saw the most selection in the city centre. It topped all ends of Calgary with 210 units on the market, followed by 173 on the south end.

McKenzie Towne posted the highest townhome inventory with 34 listings, trailed by 26 apiece in Killarney/ Glengarry and northwest Calgary’s Panorama Hills.

4. No end of the city saw people selling townhomes get as close to their asking price last month as those in neighbourh­oods belonging to the city centre and southeast Calgary. The city centre’s sale price to listing price ratio was 97.57 per cent, edging southeast Calgary at 97.56 per cent.

5. With a benchmark price of $263,200, neighbourh­oods in north Calgary led the city in price growth, with its benchmark climbing two per cent year over year in May, says CREB.

Huntington Hills in north Calgary paced all ends of the city with a five per cent uptick from May 2017.
