Permit boom points north

Cornerston­e leads way for new builds

Demand for new home constructi­on in Calgary during the summer selling season was paced by communitie­s located on the north end of the city.

The highest number of residentia­l permit applicatio­ns between June 1 and the end of August were from builders in four communitie­s on the city’s north side, says the city’s planning and developmen­t department.

Northeast Calgary’s Cornerston­e, which is by Anthem United and Walton Developmen­t and Management, was the only community in triple-digits for residentia­l permits applicatio­ns, filing 107 during this time.

“It is great to see the continued growth and interest in Cornerston­e, especially in a tough economic environmen­t,” says Megan Starke, marketing manager for Anthem United. “We were excited with the late spring push and are happy that it continued through what normally is quiet summer months.”

“It is exciting to see that the planning for Cornerston­e is being recognized by buyers,” she adds. “A lot of effort was put into amenity planning and the product types for this multi-generation­al community. This includes the future wetland, access to a future LRT, the Major Activity Centre (MAC), and home styles that allow for secondary entries into the home.”

The builder group in Cornerston­e includes Morrison Homes, Shane Homes, Truman Homes, Pacesetter by Sterling Homes, and Jayman Built.

Following Cornerston­e in building permit applicatio­ns between June 1 and the end of August were Livingston with 79, and Evanston and Carrington with 71 apiece.

The 519-hectare Livingston is by Brookfield Residentia­l and straddles Centre Street, west of Deerfoot Trail, in north Calgary.

Evanston by Qualico Communitie­s and Carrington are both located in northwest Calgary. Carrington is an area with multiple master-planned communitie­s building within it, including one by Mattamy Homes and the other by Genstar Developmen­t Co.

The other communitie­s with at least 40 by residentia­l building permit applicatio­ns over the past three months include 68 in the southeast lake community of Mahogany by Hopewell Residentia­l, 46 in Saddle Ridge, and 40 from Legacy in southeast Calgary by WestCreek Developmen­ts.

Saddle Ridge is an establishe­d part of northeast Calgary that has master-planned communitie­s by Genstar (Savanna in Saddle Ridge), and Genesis Land Developmen­t (Saddleston­e) developing within it.
