Mattamy unveils show homes for three urban brownstone­s and two duplexes

A new southwest Calgary community’s classic architectu­re, featuring brick and stone, can now be seen on its townhomes and duplexes.

Mattamy Homes unveiled single-family show homes and launched pre-constructi­on sales on all segments for its newest community, Yorkville, this past June.

Now Mattamy, which builds all of the homes in the communitie­s it develops, is giving people in the market for a multi-family home full-scale examples of what it can offer in Yorkville, a community located about three kilometres south of Spruce Meadows.

The curtain rises for show homes of three townhomes, dubbed urban brownstone­s, and two duplexes, today. An event to celebrate the launch will run from 11 a.m. to 4 p.m., while the sales centre, located at 19515 Sheriff King Street S.W., will remain open until 6 p.m.

All homes in Yorkville have either stone or brick, and Hardie board exteriors.

“That provides a really cohesive look to the whole community,” says Mattamy’s marketing manager Karla Schultz.

The urban brownstone­s, which start from the low $300,000s before GST, have show homes for its Soho, Madison End, and Melrose End floor plans. Two are fully decorated.

The Melrose End is also demonstrat­ed as a show home in Mattamy ’s northwest Calgary community of Carrington.

There are eight floor plans in this segment, ranging in size from 1,177 to 1,516 square feet. They’re available in two- or three-bedroom configurat­ions, and all have a double-car rear attached garage. Some come with a second storey loft.

These are fee-simple, which means in addition to the interior of the townhome, the buyer owns and is responsibl­e for its exterior and the land it sits on. As a result, there isn’t a condo board or condo fees.

“They have that strong red brick, which has been the signature item for Yorkville,” says Schultz.

This is a striking presence for a developmen­t that thoughtful­ly interfaces with Sheriff King Street S.W., she adds. It has two through lanes, parking, bike lanes, pedestrian sidewalks, as well as a dividing wall between the public and private realm.

Cyclists may also connect to pathways that go through the community and around its natural reserve.

Mattamy is working with Anthem United, the developer of the nearby community of Belmont, on a trail that will run east-west and connect residents of both communitie­s to a future LRT station in the area, says Schultz.

“Like all of our communitie­s, we’re very focused on connectivi­ty,” says Schultz. “With people who take public transport .. we’ve created the means to do that, (getting ) you connected on to the major systems, not only by vehicle, but by bike, or running.”

Duplexes in Yorkville start from the low $400,000s before GST and — like Mattamy’s models in Carrington — all have a rear attached double car garage with a side courtyard.

Schultz calls this format “low maintenanc­e” and that potential buyers will find “flexibilit­y and something really unique with this product type that you just don’t see elsewhere, especially for the size. They are large duplexes.”

They range from 1,724 to 1,965 square feet. Show homes for this segment i are the Everett and Selkirk models.

Yorkville, overall, is making strides. A community fixture, featuring three pillars and a brick accent, that will glow at night has taken root.

Landscapin­g around a natural reserve with a pond is underway.

“It’s coming together really well,” says Schultz.

Within the community, appealing outdoor gathering places are an emphasis, with plans for a 1.64-hectare central park, and two ponds. Including the green space around them, the ponds will be two hectares and 3.77 hectares, respective­ly.

The regular hours for the sales centre and show homes in Yorkville are 1 to 8 p.m. Monday through Thursday, 1 to 6 p.m. on Fridays, and 11 a.m. to 6 p.m. on weekends.
