When you just can’t wait to move in

There were two very good reasons why Ahsan and Maqadas Khalid couldn’t wait to get into a home of their home.

A two-year-old child and a onebedroom apartment.

“We wanted to move right away — our apartment was getting too small,” Maqadas says with a smile.

The young mother was adamant that their new home had to be brand new.

“It’s the best option. No one has lived in it before — you’re the first one,” she says.

The Khalids purchased the Madison End, a 1,341-square-foot townhome by Mattamy Homes in the northeast community of Cityscape. With a modern, openconcep­t main floor, three bedrooms plus bonus room upstairs and double-attached rear garage, Maqadas says it was everything they were looking for.

The front-facing balcony off the bonus room upstairs was the ideal outdoor space for her son and the extra bedroom was perfect for extended visits by Ahsan’s parents.

With landscapin­g taken care of and only a small sidewalk to shovel, the townhome was virtually maintenanc­e-free.

“We saw the house, put in an offer, waited two to three weeks for mortgage approval and moved in, all within a month,” Maqadas says.

Purchasing a quick possession home provides the buyer with all the benefits and excitement of buying a brand new home without the long wait, says Marni Chenier, sales and marketing co-ordinator with Avalon Master Builder.

“For some buyers, purchasing a new home that they can’t visualize can be stressful. It’s reassuring to experience first-hand what their home will look like and to see if it’s a good fit for their family,” she says.

“A quick possession home gives buyers peace of mind, knowing exactly what they’re investing their money into and that they’ll be happy living there.”

A quick possession home will put buyers into their new home sooner, without enduring the seven to eight months’ build time. New owners are also protected with a full new-home warranty.

Jeff Brodowski, area sales manager for Shane Homes in Belmont, says quick possession homes are also a great option for people who want the interiors of their home designed by a profession­al.

“Or they may still be able to select their colours and interior finishes, such as flooring, lighting and counter tops — it depends on the stage of the build,” he says.

Upgrades can add up, but with a quick possession home, the final cost is relatively set.

With a new home ready to go, often the landscapin­g, fencing and decks are already in place, says Mike Klassen, Jayman Built sales manager. Builders are also more likely to offer special promotions on quick possession homes, just to make them sell a little more quickly.
