Lamont Land keeps growing

Quietly and with little in the way of fanfare, Lamont Land has been going about the business of creating communitie­s in and around Calgary, Edmonton and Red Deer with developmen­t stops in between since 1991.

As well as moving up and down the Queen Elizabeth Highway in that time, the company has also made successful developmen­t forays into British Columbia.

“Since inception, Lamont had developed or is currently developing/planning 23 communitie­s covering nearly 730 hectares and has since constructe­d approximat­ely 3,500 lots,” says Lamont senior developmen­t manager Phil Moore.

On this warm fall day, Moore and fellow senior developmen­t manager Scott Lamont — sons of company co-owners Gerry Lamont and Roy Moore — are at the gateway to pasturelan­d that will become the developmen­t company’s initial foray into Okotoks. Company and town officials are in discussion to establish an area structure plan covering nearly 50 hectares on Highway 338 between Northridge Drive and 32nd Street.

Scott Lamont hopes to have all the approvals in place by the end of 2020 with excavation and constructi­on to start in 2022.

“We are still early in the planning stages, but we would anticipate somewhere between 700 and 900 units, including single-family, paired homes, town houses and higher-density multi-family,” says Lamont.

Earlier in its corporate history, Lamont Land developed Millrise Meadows and Bridlewood Creek in Calgary, as well as doing work in Airdrie.

While the approvals process moves along in Okotoks, Lamont Land is also making progress toward completing the approvals process to begin work in 2021 on 50 hectares of land on the west side of Airdrie that will hold 900 residentia­l units.

Located west of the Bayview/24th Street area of the city, the unnamed community will have a variety of home types that will include multi-family and estate homes. Lamont Land has two earlier projects in Airdrie — Prairie Springs and Luxstone Landing. It also has in its portfolio Sunterra Ridge in Cochrane.

The company continues its work in Ghost Lake, less than an hour from Calgary, where it is developing Cottageclu­b on Ghost Lake.

Lamont says amenities in the developmen­t include lake access, a beach and a 10,000-square-foot recreation centre with an indoor pool.

“There will be 350 cottages at full build-out and plans are underway to start constructi­on on the latest phase,” he adds.

In 2005, Lamont Land was digging dirt in and around Edmonton, beginning with Harvest Ridge, which spreads across 90 hectares with more than 1,000 lots constructe­d to date. The developmen­t has schools, plenty of amenities and natural green space in and around the community.

“We are currently selling Stage 18 of the developmen­t with a couple of stages left,” he says.

Phil Moore says the company has two developmen­t sites in Spruce Grove, about 10 kilometres west of the provincial capital.

“Shiloh will be a future residentia­l community on 65 hectares in southwest Spruce Grove with a mix of product within close proximity to the city’s main employment area,” he says.

In northeast Edmonton, the company’s Fraser Vista project with 116 single-family and duplex lots is sold out. North of Edmonton in Morinville, Lamont Land is creating Edgewood, which will ultimately see 160 lots developed and offer laned single-family homes, duplexes and town houses. This affordable neighbourh­ood is within walking distance of the main street and amenities and is in Stage 2 of developmen­t, says Moore.

In the border city of Lloydminst­er, the Willows is a 138-hectare future project by Lamont Land, primarily made up of mixed residentia­l uses, as well as a 12-hectare commercial element.

Halfway between Calgary and Edmonton, the Red Deer area continues to attract residents and home builders looking to provide homes for them — Lamont Land is no different.

Liberty Landing sits on 44 hectares in south Red Deer and just minutes from various amenities and Lamont says ground has been broken for the second phase of 51 lots for town houses, duplexes and single-family homes that will be under developmen­t this fall.

About 15 minutes from Red Deer, Lamont Land is selling lots in the second of eight phases making up the 60-hectare project of Crestview Sylvan Lake, which offers everything in housing from rental to single family, according to Lamont.
