Duplex design fit for families

For many young families, it’s important that their home not just meet their needs in the near-term, but be a fit for the long haul.

Such a benefit exists in the Selkirk by Mattamy Homes. This 1,739-square-foot, three-bedroom model, featuring Georgian Colonial exterior architectu­re, is displayed in the southwest community of Yorkville.

While it’s a duplex, its design boasts many of the elements commonly seen in move-up single-family homes. This includes the larger of its two secondary bedrooms reaching a generous 11 feet by 11 feet seven inches. These dimensions suit various stages of a child’s life.

The bedroom’s large arched window is a highlight.

On the topic of long-term needs, the full bathroom, shown with dual vanities and a full-width mirror, is designed to shoulder the load of two older children. There’s considerab­le counter space, easily fitting a host of hygiene and hair products.

The owners of the home get similar treatment in their bathroom. Just outside the ensuite in the master bedroom is a desk, which makes sense for storing and using makeup. This results in more space around the dual vanities in the ensuite itself.

The ensuite is headlined by a deep soaker tub and elegant glass-encased shower.

Across from the desk is a large walk-in closet.

With the closet and ensuite tucked to one side of the bedroom, getting ready in the morning is more convenient, and there’s less chance of being a disruption when one partner gets ready before the other.

The master bedroom, with windows on two walls, quickly fills with natural light.

Running a load of laundry is easy with a front-load washer and dryer on the same level as the bedrooms. The laundry room, which includes a counter and cabinets, sits next to the largest secondary bedroom.

Rather than the more commonly seen front-attached garage or rear detached garage, this home has a rear attached garage. Putting the garage behind the home shows off more of its front elevation, which in this case, features a neighbourl­y porch.

The rear garage format creates a side courtyard, which is a low maintenanc­e space in which to enjoy the fresh air.

While the dining area is more commonly seen central or along the back of the main floor, this one faces front.

It’s part of an open-concept design that connects to the central kitchen and great room. Bulkheads make each space feel defined and significan­t.

At 19 feet two inches by 13 feet four inches, the great room is substantia­l.

The elongated fireplace flanked by two tall windows is the focal point. As demonstrat­ed in the show home, there’s also space for a desk. This allows a child to polish off a homework assignment while sitting within earshot of the rest of the family.

A window on a side wall in the great room looks into the courtyard.

People will want to spend a lot of time in the kitchen. It has an eye-catching full-height backsplash, stainless steel appliances, including a chimney-style hoodfan, and island with a flush eating bar with space for three people.

When it comes to finding a spot for that extensive collection of pots and pans, this kitchen has things covered. There’s a large volume of cabinets on two walls.

Yorkville is master-planned by Mattamy Homes. The community is located near Spruce Meadows and Sirocco Golf Club.
