Luxury home has latest in clean tech

The Talbot is a home that takes seriously its job of sheltering its residents in style, but takes that job a step further by catering to their health needs from the ground up.

The Talbot, by New West Luxury Homes, is the first of a new showhome parade underway in Watermark at Bearspaw, in Springbank.

Starting with two feet on the ground, the engineered white oak flooring by Quebec company Lauzon passively cleans the air. Natural and artificial light activates titanium dioxide contained in the floor's polyuretha­ne finish that helps purify air, reducing air pollutants, including formaldehy­de, solvents and volatile organic compounds ( VOCS), as well as removing odours from cooking and pets.

As part of its Healthy Homes initiative, New West builds with the healthiest materials it can source — those with no VOCS in them.

A lighting system, integrated into the extensive smart-home technology managed by Digital Lifestyles, matches the sun's natural cycle, helping residents' circadian rhythms stay in sync. The colour of light shifts — cooler during the day and warming toward evening, making it easier to fall asleep at night. The window shades can be controlled individual­ly, through personaliz­ed programs or even to follow an annual calendar to follow the path of the sun.

This English Arts and Craftsstyl­ed house has many windows, too — beautifull­y encased in black, framing the views, and triple-pane, Low-e glass for maximum heat retention and quietness.

The spacious and open-concept home — 4,123 square feet, with 1,315 square feet developed on the lower walkout level — neverthe

less feels cosy and welcoming by its design.

The kitchen, with Sub-zero and Wolf integrated appliances, is lit naturally from one side with generous windows overlookin­g the backyard. The kitchen has two islands and plenty of space for a family to circulate in, even during meal preparatio­n.

The wall of the great room houses a Samsung 130-inch direct view modular LED display so large that it actually breaks down into tiles that fit together seamlessly for installati­on.

The dining area, with its two-storey bank of windows and open to above, is an impressive entertaini­ng space.

Also on the main floor is a home office off the front foyer.

Up the wide main staircase, an L-shape to the second floor allows for two wings — one wing over the triple-car garage with a room that could be a fourth bedroom with a lounge and washroom — or could act as a nanny suite, a guest suite, an adult child's private space, or an office — and a second wing that houses two secondary bedrooms with a main bathroom, and a hallway with a hidden laundry room leading to the master suite.

The master bedroom has an impressive walk-in dressing room with a central island that has a

wine fridge. The spa-inspired ensuite has a luxurious soaker tub and separate shower.

The lower level is designed for casual entertaini­ng or catching the game or a movie with some friends and family, including a full bar for hosting duties. There is a home gym, as well as a fifth bedroom and full bathroom.

The show home's price of $2.28 million includes audio visual equipment, furnishing­s and decor, Sub-zero and Wolf appliance package, window coverings and human-centric lighting program.
