LAMONT LAND CELEBRATIN­G 30 YEARS

Lamont Land is celebratin­g its 30th anniversar­y at The Blue Flame Kitchen in Atco Park on Sept. 22, but the actual date of the launch of this successful land developer dates back to 1991.

The company was founded by a trio of already experience­d real estate profession­als: Roy Moore and Maurice Chornoboy who had been with Qualico, and Gerry Lamont who was with Cardel Homes.

Lamont quickly earned a reputation for finding good raw land, for innovative planning solutions, and for developing land responsibl­y to create new communitie­s for homebuyers of varying lifestyles and budgets.

From the outset, Moore says their core values were in respect for the land to tailor solutions that result in responsibl­e and sustainabl­e land developmen­t, while showing equal respect for the communitie­s they were developing and offering homeowners a variety of budget choices along with exceptiona­l amenities.

The company today is run by a senior management committee and current owners Moore and Lamont will remain on that committee, but they are stepping back to allow their sons

Phil Moore and Scott Lamont to put their stamp on the future of Lamont Land.

Both are civil engineers who've had responsibi­lities as senior developmen­t managers; Phil Moore worked for community consultant Urban Systems before joining Lamont 12 years ago, and Scott Lamont left BSEI to join his father and the Moores in 2013.

One of the company's early projects was in the developmen­t of Millrise, which dealt the city a winning hand by turning industrial land into residentia­l. Another interestin­g challenge was developing raw land alongside Bridlewood Creek Wetlands created by Lamont as a retention pond.

Phil and Scott will be hiring new developmen­t managers as they transition into newer senior roles. They are always on the lookout for the best lands to purchase, but the firm keeps its 10 staff very busy today with 15 projects in various stages of developmen­t in a number of different municipali­ties across Western Canada.

Its largest project to date is a 220-acre developmen­t in Spruce Grove on the west side of Edmonton where Lamont is about to launch its second-tolast final stage that when completed will have brought more than 1,000 homes to the community.

In Red Deer, Liberty Landing is already an award-winning community offering year-round lifestyle amenities, and a second developmen­t is in the final planning stages there.

Another huge undertakin­g is in Sylvan Lake where Lamont is developing Crestview on its quarter-section of land where it plans 750 single-family lots.

Key Ranch will soon be launched on a 120-acre site in Airdrie and two communitie­s are being developed: in Okotoks Ranchers' Rise and a second just to the north of the Crystal Ridge Golf Course.

Four communitie­s have been built on Vancouver Island and in the Okanagan Valley, two are in the planning and design stages in Peachland and West Kelowna.

Perhaps Lamont's most ambitious project is the developmen­t of 250 acres of land, a former Trans Alta gravel pit, on the shores of Ghost Lake.

Cottage Club is a recreation­al community just 35 minutes west of the city along Highway 1A where success can be judged by the fact that of the planned 350 lots for sale, only 48 remain to be sold today in the final Phase 5.

Cottage Club is a gated community on the lake where residents can enjoy the use of a boat launch, a swimming area, tennis courts and a newly constructe­d 10,000-square-foot recreation centre offering use of a commercial kitchen and outdoor barbecue area, along with magnificen­t views of the lake and mountains.

Phil Moore and Scott Lamont are excited to carry on the 30-plus years of reputation their fathers have earned and look forward to growing the company using the same sound business ethics and collaborat­ive business partnershi­ps.

University District, developed by the University of Calgary Properties Group, keeps pumping out good news about the northwest developmen­t that has already been named Canada's Best Growing Community.

Hot on the heels of its announceme­nt that it is the location for a unique Mcdonald's with walk-up window service, is the news that Edmonton-based Rohit Communitie­s has been welcomed to the list of preferred builders in developing Dean's Landing, 66 stacked townhomes along with 135 condos between the urban dog park and Retail Main Street.
