Communitie­s surroundin­g Calgary see sales growth, tight supply

All of the Calgary region’s outlying communitie­s saw sales growth in February.

Calgary Real Estate Board statistics from February show Airdrie sales grew nearly 35 per cent compared with the same month last year.

Its benchmark also rose more than 10 per cent to $529,700.

In Cochrane, sales were up about 18 per cent, while its benchmark price also increased more than 11 per cent to reach $548,300.

Cochrane’s resale market had a little more than two months of supply.

Sales grew almost 49 per cent year over year in Chestermer­e. There, the benchmark price increased about seven per cent in February from the same month last year to reach $684,000. Supply in the bedroom community was 1.71 months.

Okotoks saw the least sales growth among communitie­s in the region, up about four per cent. Its benchmark, however, still jumped close to 10 per cent year over year, reaching $605,500. Supply remains tight at about one month.

High River sales in February increased about 47 per cent from last year, and its benchmark price grew nearly 11 per cent to $466,900. The market there had nearly 1½ months of supply.

Resales grew 44 per cent in Strathmore compared with February 2023, while the benchmark price rose nearly 10 per cent to $434,800.

It also had among the lowest supply at 1.19 months, tied with Airdrie.

Only Calgary had a lower metric at 1.1 months of supply.

In contrast, Canmore’s market had the most supply at 2.74 months along with the highest benchmark price, up nearly eight per cent to $949,900.

Sales were up about eight per cent, year over year.
