New show homes unveiled in Ambleton's Phase 5

A new show home parade in the northwest community of Ambleton heralds Phase 5 of developmen­t and showcases laned home and front-drive designs by an expansive builder group, including Broadview Homes, Jayman Built, Shane Homes, Sterling Homes and Trico Homes.

“We're really excited to showcase these new show homes, as builders have really taken the family unit into account with them,” says Monica Bilyk, manager of marketing and communicat­ions at Qualico Communitie­s, the developer behind Ambleton.

Broadview Homes has unveiled two laned homes — the Concord II, a 1,717-square-foot, Craftsman-style two-storey home with a main floor bedroom and full bathroom and the slightly more compact Newport II, at 1,491 square feet with a prairie elevation.

“The allure of this home is greatly enhanced by its spacious kitchen, thoughtful­ly situated at the rear of the residence. Its open-concept design creates a seamless flow throughout the space, while the addition of a fireplace adds a touch of warmth and charm and makes this home great for entertaini­ng,” says Andrew Mackenzie, marketing manager for Broadview Homes. Both the Newport II and the Concord II have been constructe­d as “legal suite ready,” meaning that the lower level includes an additional furnace and ductwork, a dedicated side entrance, nine-foot ceilings, and an upgraded 75-gallon hot water tank.

All of the builders will have the ability to offer the legal suite option.

Shane Homes' Emerald show home also features a main floor bedroom and more than 2,352 square feet of living space, with four bedrooms on the upper level as well as a two-bedroom fully developed lower suite.

Sterling Homes also offers a basement suite in its show home, while Trico Homes' show home, the Encore, features an array of options and highlights the range of offerings available for personaliz­ation, “without the price tag that typically comes with customizat­ion,” says Glenda Schwartz, marketing director at Trico Homes.

Highlighti­ng the ease and benefits of an environmen­tally forward home, Jayman Built's top-selling model, the Avid 20, is net zero certified, producing as much energy as it consumes. In fact, the show home is 100 per cent more energy efficient than the minimum building code in Alberta, says Jessica Littel, marketing lead at Jayman Built.

Streetside Developmen­ts will also be building Ambleton Mews, a 52-unit townhome project that features two different three-bedroom models and is show casing its project in the neighbouri­ng community of Evanston (71 Evanscrest Common) to give buyers an idea of what is to come.

Located within walking distance of the well-establishe­d community of Evanston and with easy accessibil­ity to commuter routes like 14th Street N.W., Stoney Trail, 144th Avenue N.W. and Symons Valley Road, Ambleton offers it all. Within the community residents have access to many amenities including five parks (three of them are complete), a future Catholic high school, and establishe­d shopping and services close by.

Evidence of thoughtful and sustainabl­e community design are found throughout the 160-acre (64.7 hectare) community.

“Residentia­l streets within the community have been modified to move bike lanes from on-street to off-street regional paths,” says Qualico's Bilyk.

Additional­ly, with 7.3 kilometres of regional and multi-use trails planned, residents will be able to easily explore the community and connect to the central hub — the urban plaza, with its gazebo and gardens, as well as the centrally located feature pond.

Bilyk adds that the design creates safer commuting for both cyclists and vehicles.

Making access to the community even easier, a secondary entrance at 24th Street and Ambleton Drive N.W. is slated to open within the next three months.

The community will be built over seven phases with more than 1,200 families calling Ambleton home at final build out.

Buyers in Ambleton can choose from four exterior elevations: craftsman, prairie, farmhouse and mid-century modern designs. Homes are available at a variety of price points; townhomes start in the high $400,000s with laned homes from the mid $500,000s, while front-drive garage homes start in the mid-$700,000s.
