Septem­ber a tough month in Cal­gary’s re­sale mar­ket

The re­sales hous­ing mar­ket had an­other tough month in all sec­tors in Septem­ber. Here is the Cal­gary Real Es­tate Board’s over­view of the mar­ket.

n Year-to-date sales were 7,945 units, more than 20 per­cent be­low the 10-year av­er­age. Sales were down in all price ranges, ex­cept prop­er­ties un­der $300,000, which posted a mod­est gain.

n In­ven­to­ries are higher than long-term av­er­ages in most dis­tricts.

n Months of sup­ply rose to 5.5 months and con­tinue to put pres­sure on prices. The bench­mark price was $493,100, 0.8 per­cent down from Au­gust and three per­cent be­low 2017.

n Prices trended down in most dis­tricts, how­ever, on a year-to-date ba­sis, bench­mark prices re­main above last year in the City Cen­tre and West dis­tricts.
